In need of help and luck (house related)

First time poster, but long time lurker - please be gentle!

I debated whether to put this in property/diy but hoping chat is a bit busier and I’ll get more responses!

This is a slight tale of woe - and while not one to wallow - I do feel as though we are due a bit of good luck for once and I’m hoping the good folk at MN can help us find our luck (and hopefully another happy home).

The back story is I’ve been married (happily) for 10 years but in that time we’ve definitely fulfilled the “in sickness” part of our wedding vows. Between us I’ve had skin cancer twice and my husband had testicular cancer and we have a child with an educational disability. We now find ourselves having to move house as his current school is failing him (teaching him alone because they can’t cope with him in a classroom etc) and we are having to move to be nearer the most appropriate school. We are having to leave our beautiful house that I love but what’s making it worse is no one wants to even come and see it and it’s adding to the stress of an already rubbish situation. We’re in Kent and the price of our village compared to others is more reasonable (but I admit still eye watering if you’re not in the south east). It’s on Rightmove and it’s been in the local paper etc but still no interest.

So my question is does anyone know any clever other ways to help sell a house? Or advertise it? How on Earth do you get people through the front door? How can I help us get to where we need to be with as less stress as possible? Any pointers would be much appreciated!

I'm afraid no viewings usually means overpriced. It's also a shit market at the moment where we are in Kent. House next door to me was bought for 550 18 months ago and has just gone on at 438.

I sold last year to the one and only viewer I got but other houses are still for sale
We were Higher spec kitchen and we reduced by £30k to get out (broke even from previous move)

We were planning on dropping the price after a month or so but just very disappointing that no one even wants to come and see it. The feeling of needing to provide stability for us all is a little over whelming at present...

I love eyensford! However I would say that on that listing I’m not sure your home is shown in its best light... for the amount of rooms you have there are not that many images, so maybe a few more of the bedrooms etc.

I'd definitely update your photos. 4 bedrooms and only one photo. None of the studio and 4 of outside.
The house looks amazing but I'd expect lots more photos to be shown.

Yep - nowhere near enough pictures. From the floor plan it looks fab, just needs more photos to back it up

Agree with others, you just need more photos. Great floorplan, neutrally decorated & well kept. Price seems reasonable for the area so I wouldn't drop it for a while. It's a really lovely home and definitely will sell eventually, just get more pictures of it up.

I'd say it's early days just yet, you only went on the market at the end of May if I've read it right.

Agree with other posters about getting more photos.

If nothing happens in the next couple of months I'd seriously consider a change of estate agent. We did this when trying to sell ours. The difference was like night and day and we sold almost immediately with the new agent.

Just bear in mind if you do this though as there may be an 'exit fee' to pay the original agent. We negotiated with the new agent and got them to pay the exit fee as part of the deal.

Yes yes, lots more photos!

You need minimum of 1 per room (2 if you need an 'angle' to show full room), and labelled. Also shown in the order of the way you'd walk through - not random kitchen, lounge, kitchen, bedroom, kitchen.

Makes a huge difference to the impression an online viewer gets.

I agree - I thought big standard house, yet the floor plan shows the utility playroom dining room etc and these aren’t viable
