Any advice on how to buy a house part cash part mortgage?

My partner and I are looking to buy a house together.
He sold his house 2 years ago and lives in his sisters flat. He also sold his business about the same time and hasn’t worked since but is good financially.
If we buy together his half will be cash and my share will be about a third cash and the rest mortgage.
We are running into difficulty trying to process this. We have been advised that since it would be joint ownership he would need to be on the mortgage but given that he hasn’t worked for 2 years we reckon a mortgage application with him on it would be troublesome.
Anyone done anything similar or has any ideas on how we can achieve this?

Use a mortgage broker so they do all the legwork. No different really from one party being a SAHM who's not had an income for a couple of years. As long as the affordability criteria can be met by your income alone it will be fine.

We sort of did this (though ported our mortgage with the same company)

I work, DH doesn't, did the application for the part we wanted as a mortgage, provided evidence of additional funds and then transferred the money over when requested. It was pretty smooth.

We got a joint mortgage when I'd been a SAHM for years. As long as the income can support the dependents, it shouldn't be a problem (we did have a fair deposit as well and another mortgage-free property at the time, so they were other factors in our favour).

You buy it jointly, both on the mortgage and your solicitor will draw up a trust deed to reflect your individual beneficial shares and you will hold as tenants in common instead of as joint tenants
