Well, the housing market needs to correct as the type of inflation we have seen is unsustainable and contributing to homelessness and poverty, so be patient!

Some of the decor is a bit loud. The kitchen would put me off. Way too dark and expensive to change. All that wallpaper would put me off too and the bathrooms are very dated

@CodenameVillanelle totally agree xxx that beautiful home your looking at has housed many homeless teenagers over the years xxx I couldn't change the world but I hopefully changed some lives

I think it's a really nice house. I agree with others that some plants out front would look really nice, also I think some of the decor is a bit loud - people could visualise their own furniture etc if the walls were more neutral I think.

However nothing terrible. I think the housing market is just bad at the moment.

My first thought would be that I’d need to swap the bathroom for a white suite and the kitchen for a more neutral colour. That would cost a good £15-20k at least. My second thought would be that I’d need to redecorate immediately and paint everything white. Perhaps the house is fairly priced if it needed no work, and you haven’t factored in the cost of updating that would be required?

Why are there three garden sheds? Seems odd?

What would really put me off is the front being totally unfenced or unwalled. If you could put up some fencing it would make a huge difference.

Bit of kerb appeal needed at the front
Get rid of tartan wall paper and any other patterned wallpaper- paint over in neutral light colours.
De-clutter.
The last two will make the most of the space.

Lovely house but very batchelor padish and your front garden looks like a car park. It needs kerb appeal with more green and the interior needs softening.

@mum2lots as soon as I saw the photos I thiught you were a foster family? It looks so similar to my ds' Foster home.

The bathroom with the white suite- I would get a white loo seat and paint the walls white too and a white bathmat.

In the very narrow room with the big brown leather sofas- push them back against the wall- the corridor you have made behind them makes the room look much smaller.

The bedroom with the striped wallpaper - that bed is way too bog and making the room look unusable. Could you take it out and put a single bed in there while you are selling?

It is a lot of house for the money but I think people might prefer fewer rooms but bigger rooms. That would be expensive so try to show them space by remving large furniture and decluttering and simplifying- tartan wallpaper.

I don’t think it’s a house that works for most families: lots and lots of very small rooms. Not many families want 6 bedrooms and those who do will want commensurate living space.

Is there any way to make the ground floor all living space and market it as a 5 bedroom house?

So many stripes and busy patterns! Probably perfectly cosy but not photogenic.

Some of the curtains needed tidying up for pictures. And there's none in the bathroom? I know it's easily fixable but first impressions count for a lot - some buyers will just see work to be done. Some inexpensive plain stunt bedding might help it all look a bit more coherent, too. You can always actually use them, later!

I'd remove some of the personal stuff - framed photos/pictures on walls and windowsills/mantelpiece. Downstairs bedroom needs a smaller bed if possible. Agree with a white toilet seat for bathroom. And also agree to a bit of colour outside - few pots of flowers would brighten the place, even if you just borrowed them from neighbour/friends for viewings. Best of luck - it's a lovely house.

I would take off the wall paper and paint neutral colours. Hanging basket outside.

As others have said, houses moving very slowly at the moment.

Thankyou for your time and advice xx Iv took it all in and I'm please to announce Ivpainted 2 of the 15 rooms a lick of paint (white )and toned down the feature wall I'm not going to de clutter the children's rooms that's unfair however the rest will be and plants (in tubs) for the front
The only problem is Iv remembers how much I love it and I'm not as drawn to mortgage free as I was xxxx

If you do want to sell - I'd rent a storage unit - big one.

Get rid of 2 sheds and contents to storage. Put flowers in the pots in the backyard. Put the umbrella in a shed or in the table.

Get rid of the couch in the kitchen to storage.
Are all the beds in use? If not, king bed out of the room with the TV looming over it as the bed is oversized for the room. Replace with a single or double bed.

Room with the 2 singles - beds look like they barely fit - could you move the bed side table out for now and the beds slightly closer together? Or one of the singles to the room where the king is with the TV hanging off the wall.

New photos with white walls and flowers.

Market as 5 bed plus granny flat. Many families would like a separate area for an au pair or elderly parent, who don't need to/can't cook for themselves but can have a separate living space.
Can't believe how cheap houses are where you're from!

I cannot believe the replies Iv had you wonderful lot xxx @glitterfarts guess what Iv been doing all day before I read your reply xxx nearly everything on your list I also believe we need to sell as a 5 bed with separate annex xxx I'm going to finish my list and get agent back out to reword it xxxx

First thing is the actual appearance of the house, no kern appeal whatsoever, looks like a public car park, plus I’d expect/want a garage with a 6 bed house.
Downstairs way too small for a family if they have filled 6 bedrooms.
Wallpaper very loud, you’d have to redecorate straight away.
Whole house cluttered.
Wouldn’t want a bedroom with such huge windows right at the front of the house, you’d be permanently on view.
