Rent right next door to a Chinese takeaway?

Will I regret it?

How cheap does it need to be?

Ground floor two rooms plus bathroom for 6 months.

If it's only for 6 months then fine. However be prepared for potential food smells migrating into your home. Especially in summer when the restaurant window will be open

Also the rent needs to be cheaper to reflect the above problem

Littleduckeggblue · 25/05/2019 15:26

I used to live above a Chinese when I was a student. I'm not going to lie, it stank. If it's only for 6 months tho and it's cheap rent then go for it

Lived next to a kebab shop with a Chinese restaurant on the other side for a year. Never noticed the smell but I did spend way to much money on Chinese food.

I've rented a few doors up from a Chinese takeaway, and if I'm honest, I wouldn't do it again. Certainly not over the summer months, but if it's cheap enough, and it's only for a very limited time, then go for it.

Innersmellbow · 25/05/2019 15:39

I might try some hard negotiation on the price when I got to view [and smell] next week.

Thanks for your views.

It's the concern about my things smelling of takeaway that bothers me the most.

Smell of Chinese wouldn’t bother me but noise would.

FiremanKing · 25/05/2019 15:41

I went to one where they had what sounded like a church organ above the shop and the child was learning to play on it.

PeachQueen · 25/05/2019 15:41

I lived above a Chinese once when much younger.

Place was riddled with rats. Had traps supplied on moving in day Confused

But I'm sure it was just a bad example. Good smells could he bad.

longearedbat · 25/05/2019 15:42

Used to live opposite a chippy. The biggest problem for me was noise - cars collecting food with doors slamming, throbbing music from within, loud voices. Then they changed the opening hours and started closing at 10.30pm instead of midnight, because they'd had a few problems with late night drunks, which made it a lot quieter. Check their opening hours. If they are open late you may get noise from well oiled people chatting loudly while they get a midnight meal. Oh, and yes, it may well smell - depends where their extractors are. Mind you, I liked the smell of fish and chips, although I didn't smell it all the time as I was across the road.

Whiskyagogo · 25/05/2019 15:43

I live next door to a takeaway (although the buildings aren't joined together) and dont mind it really. Things I've noticed:

  • Parking is a nightmare as you have lots of people coming and going to collect food.
  • There are rats in the area but thankfully they dont come into our back patio, just run along the wall).
  • there is a noisy extractor fan that goes on 11am - 11pm. I don't actually mind it too much as it's like white noise.
  • the delivery drivers hang around outside and chat and muck about.
  • there are lots of smells which I notice when the windows are open. They make me hungry!
Nameusernameuser · 25/05/2019 15:43

I work next door to a Chinese takeaway, I can smell it all the time, other than making me hungry it's fine. It's pretty strong when I leave work at 5.30 though! The staff are really shouty and rude but they do a banging Chinese Grin

DXBMermaid · 25/05/2019 15:53

We lived upstairs from a chinese restaurant in a very old building. You get used to the smells. However one night one of their woks started smoking... we found out as all the cockroaches started coming up through the floor.

I think next door is preferable to above it!!

Stormwhale · 25/05/2019 15:55

Rats would be my main concern too after a friend lived above a takeaway. It wouldn't be worth the cheap rent to me to have my home stink all the time either.

Crunchymum · 25/05/2019 15:59

Rats "just running along the back wall" - fuck me. What's to say one day they don't venture beyond the back wall???? Shock

Whiskyagogo · 25/05/2019 16:08

@crunchymum they could well do. They use our back wall as a route to the back of the takeaway - it is literally a rat run.

We live in a townhouse with no garden, just a small patio with a wall surrounding. Theres nothing there to interest them, no bushes or long grass or anything. I just make sure I shut my back door when I'm not in the kitchen!!

Soov567 · 25/05/2019 16:09

Get a bin lock! We lived above a deli that didn’t want to pay for commercial bins the size they needed and just threw all their rubbish in ours. We couldn’t throw our rubbish away and worse, the bin was full of flies and other insects from the meat/bloody packaging they threw away

ipswichwitch · 25/05/2019 16:12

Judging by our local Chinese, I’d say be prepared for cars parking badly and coming and going at all hours, as well as local teens with souped up motors blaring loud music hanging about.

Innersmellbow · 25/05/2019 16:24

Perhaps the moving out of somewhere like that might be something to look forward to!

Points taken... and some further consideration needed.

This is probably obvious but make sure you view it when it's open. If the agent can somehow magically only manage 10am viewings then go back that evening and hang around for a bit.

I once viewed a house right next to a railway line. A freight train went past and very shortly after that the agent pretty much outright told us we should offer £150 a month less than advertised and it would likely be accepted. We decided in the end that uninterrupted sleep was worth more than that - but you might get yourself a bargain!
