How long do we give the vendor to find a place?

If we put an offer down on a place a few weeks ago and she hasn't made any noises about finding a place (she wants to move 200 miles away) how long do we wait? What if she hasn't found somewhere in 6 months?

Just spoke to the EA and they opened their morning emails to one from the vendor saying she has found two houses she likes just down the road.

So I guess she changed her mind about moving all those miles away.

I did say we need to be in the house by July because every month we are here is 1k less we are able to spend on the house which needs about 30k work on it.
(Realistically as long as we are exchanging contracts in July I will be happy), I just don't want her to be too relaxed about things because it's costing us.

Unfortunately we have already paid for a survey to be done.

But that's because there was a large crack on a wall and we needed to check it wasn't subsidence because it would have massively changed our minds given how much work already needed doing.

So we had to take a risk there.

Same experience as Pinnacular.
Some Vendors are in a very strong position with a popular house.
Don't be too pushy is my advice, your vendor may decide to take it off the market and there's zilch you can do about it.
Re the survey money, that's the chance you take. Have three times decided not to proceed based on the survey.

It wasn't that popular because it needed so much work. In fact they had just reduced the price when we found it.

Hi, long time lurker but finally first time poster!

Looks like I'm a little bit late to the party now, but I'm in similar position to vendor having just had 3 offers on my property, one of which I've accepted.

Anecdotally from other forums and talking to people, I'd say 8 weeks seems to the be the maximum that is reasonable. But it's also reasonable to expect the vendor to be actively looking for new places to buy and updating EA with their progress. It needs to be fair and reasonable on both sides. I certainly wouldn't allow a buyer to push me to find somewhere in a few weeks, but equally wouldn't expect them to wait forever! But then I'm proactive and actually want to move... I do question whether some sellers actually want to but that's a whole different story!

I'd also be a bit careful about saying you need to exchange / complete by a specific date. Well by all means be clear, but if there is a chain forming then it may not be your vendor that causes issues!

Tell her you want to complete in 8 weeks and if she isn't in a position then withdraw your offer. If anyone ought to be renting it's her, since she has accepted an offer on her house.

If they pull out that's their lookout, much like there will always be another buyer there will always be another house 🤷 It isn't fair on a buyer to keep them hanging on indefinitely.

Also, if there's a bloody great crack down the wall, that's going to be very off-putting to prospective buyers, who might not want to risk making an offer since they would have to get the survey done asap and there's no sign of the vendor actually moving. Before I spent out I'd want to know that she's made an offer elsewhere. So vendor might not find it that easy to replace the OP.
