How much should I charge

I have a small plot of land which I'm struggling to get planning permission on because of the objections from the neighbours on one side.

I'm considering that rather than let the land stand idle and until I find the will to battle with the planners, I'll rent it out. It's in a residential area so would be ideal for someone to park their cars or caravan, put up a garage or workshop, use it as garden etc.

What would be a reasonable price to ask in rent? I would offer it to the neighbour first as a courtesy but not sure what price to put on it.

You'd need to find out the price for your area, it varies massively.

Unfortunately, I've been unable to find anything similar to rent in the entire county. It's about 400m sq and big enough to house 8 or so cars with room to manoeuvre.

If the neighbours object to planning permission I wouldn’t be surprised if they object to it being used as a car park too. What’s it currently designated as?

Beware of Squatters rights.

A little-known rule of law says that if you use someone else's land for a long enough period of time, you can actually acquire legal title to it. This rule is called “adverse possession.” In order to claim adverse possession, a person must use someone else's property for a period of years.

I think a letting agent would answer your question better than people who don't know anything about the land or the area?

Also consider what the current legal use of the land is?

Squatters rights only apply if the squatter uses your land without your permission. It doesn’t apply if you rent the land to somebody.

You’ll need to ask an estate agent in your area for advice. Nobody online can tell you what that land is worth, it depends on the exact area.

So what happens if she rents it out and they put all their stuff on the land and then don’t pay. How difficult is it to get them evicted etc?

If renters don’t pay, there is a clear and straightforward court procedure to end the tenancy and remove them and their belongings.

Adverse possession applies in situations where an absentee landowner just leaves land empty, ignores it, and doesn’t notice that somebody else has moved in and maintained it for ten years. It’s really not relevant to somebody trying to rent out some land near where they live.
