Seeking 'middle class' communities/market towns in Midlands/north

Hi. We are desperate to move to a nice community in the north or north Midlands. Probably a market town as we're sick of the city and probably not ready for a village. We want somewhere that feels safe and friendly which is the opposite of what we have now. We'd need good schools. Can anyone suggest anywhere so that I can start my research. We really want to get out of where we are. Thank you.

Budget for a detached property of £250k max which is the problem!

Be careful of flood zones when looking at relatively cheap houses in York!

£250k is tight for the midlands, the NE is your best option but you won't get the more "select" places. Detached houses in the large villages and market towns here in Leicestershire are over £300k for smaller 70's built even, even Leicester unless in the rougher spots. Semis though are readily available for that budget

Ps people are suggesting Derbyshire, not on that budget except the city and perhaps ex council in chesterfield. Edge of city is more possible on that budget. Up your budget or look at semis

You might want to look at Horninglow and Stapenhill (Burton on Trent) too.

We are on the outskirts of Coventry. Lovely detached three bedroom, worth about 210k now and a fab community. I would recommend looking around the edges of the more fashionable communities - we would not be able afford Knowle, Leamington spa, Warwick, Kenilworth or Stratford, but we are within easy driving distance of all of them. Take a look at the Coventry/ Birmingham/ Nuneaton triangle - lots of choice for schools, good motorway links and it's future proof for your DCs as there are four good Universities with an easy commute and London only an hour away.

I personally prefer the outer suburbs as it's convenient (everything is within walking distance, including the woods, shops and doctors!) and I won't be chauffeuring the DCs when they are older as there are cycle paths everywhere, plus buses every 15 minutes.

Some of the villages around Lancaster will probably have houses for those sort of prices. They certainly exist where we live ( south Cumbria towards Barrow) but I think that will be too far from where you want.

I don't agree about Derbyshire being out of reach.
We got a detached 4 bed with large kitchen/diner, separate dining room, office , downstairs cloakroom, and en suite to master bedroom for just under £250,000.
The garden wasn't huge but it did have a detached garage.
We only had to drive 10 mins and we were in the Peak District.

Retford. Just check out areas - it's large enough to have good and bad bits.

Generally look for towns that don't have direct routes to London, either by road or rail. Reduces the prices a lot!

If you could do West Midlands then I'd recommend Malvern in Worcestershire, surprisingly good value property. I hope this works out for you and your family.

I think you would struggle to get anything detached for £250 in Oakham or Stamford (great schools and lovely towns though), possibly Melton but its not as desirable. Also not really North Midlands, possibly look north of Nottingham to be honest.
You might have to lower expectations or increase your budget somehow...

If you'll consider Chesterfield this is a heck of a lot of house for the money ... lots of separate rooms so the family have space and even an en suite

Hartford and Sandbach are great shouts.

Villages around Crewe (Shavington, Willaston, Wistaston) and then def spend more time in Nantwich than Crewe!

I've done a lot of monitoring of the midlands housing market over the last few years. Of all the previous suggestions, I would suggest for that price and the needs you have that Lincolnshire/Nottinghamshire East of the A1 will be your best bet. Grantham/Newark area are good, but for value for money, safety, crime and quality of schools you're not going to beat Sleaford.

Mossley Hill or Allerton in Liverpool. Would get a lot for your money. Very green, lovely parks, some fabulous schools.

A small two or three bedroom terraced house would be doable in your budget in and around Nottinghamshire / Derbyshire.

Ripon. Both secondary schools are outstanding. One is a grammar, selective through the 11+ ( pass exam and distance from the school).

Might struggle for detached in Ripon for £250,000 but a semi or townhouse possibly.

Harrogate is like Beverley imo Lady, genteel, lovely old buildings, naice shops for folks with plenty of cash to spend. But on the OP’s budget you wouldn’t be living in the nice part of town.

There are no rough areas in Harrogate but for £250,000 you can't really get a house at all.

Lincolnshire- sleaford- lots of new houses at greylees- but no jobs.

Harrogate is lovely, but it's rough as hell on a Saturday night. Oh, and you can't get a detached house in Harrogate for £250k, indeed as blackcurrant points out, you'd struggle to get anything at all.

There are definitely areas in Harrogate that wouldn't qualify as middle class.
The center of York can also be quite unpleasant nowadays in the evening at the weekend.
