Leaving rented property after 10 years

Moving house in a few weeks, we've been great tenants, rent paid, house looked after etc.

But I can't decide about some stuff in the house when leaving.

The carpet was worn out when we moved in and so ten years on is even more so. It's dark so can't see any dirt but how clean should it be?

Painting - where were removing nails and pictures there are obviously holes. Should I be filing them and then repainting whole house? Again if we need to then we will but just wondered what others thought.

The house is and will be left very clean, only damage is glass above one door which happened 8 years ago and expect landlord to take from deposit.

But if I paint it all it will be in better condition than when I moved in (only kitchen had been pained rest of house was fairly grotty)

You have no need to repaint or to replace the carpet. Yes, the window us damage but, after 10 years, almost all else will be FWT or deemed to be maintenance by any abitration.

If you are in England and Wales, all that would be fair wear and tear.
You should just leave the property empty and - depending on what it says in your rental agreement- professionally cleaned.

Did you have a detailed inventory done when you moved in?

A decent landlord would expect to redecorate and probably to recarpet at their own expense after a 10 year tenancy.

Sounds like wear and tear to me. Why not ask the landlord to do a preliminary inspection now before you move out?

I would leave it tidy, that's all. Surely it will be decorated and recarpeted after 10 years? Other stuff is wear and tear, to be expected

I would ask the landlord as they really vary in their expectations. Many state professional clean on leaving and require proof with receipt.

It depends on whether you had written permission but I usually tell tenants to leave the hooks in place. Then the landlord can choose what to do. If they are in places you'd normally hang a picture they usually just leave them.

After 10 years I don't think the landlord would be given anything for decor or carpets.

steam clean carpets, dust, vacuum, wipe clean cupboard shelves & tidy garden & don't leave any rubbish - & I would fill in holes - why not ask land lord what he expects? & please clean radiators & windows - I don't think replacing old carpets or even painting is essential unless there are bad marks - most reasonable landlords would expect wear & tear & mention remind him about the damaged glass get a quote?

I think once the holes are filled I'll see what it looks like.

It's been a very relaxed tenancy. Only met landlord once, spoken to him three times for emergency repairs.

It certainly wasn't professionally cleaned before I moved in. But it will be cleaner when we leave than before we moved in!

Even though 10 years of wear and tear is a lot, I don't think I could leave it like that and will probably end up painting as I'd hate to leave it looking bad.
