Landlords - are these requests reasonable?

We've been in our flat for 6 years. In that time, the landlords have repainted the bathroom and the radiators, because we asked. We also asked if the hall could be repainted at the same time but they didn't do this. They haven't done any other maintenance. The property is managed by a letting agency.
Now, the paint in the hall is looking even grubbier. Also, the sofa is saggy to the point of being uncomfortable, ditto the lumpy mattress on our bed. The cooker is also extremely old fashioned, but still works. And the bedroom carpet is a hideous colour and has seen better days, but isn't actually worn.
Should we ask the landlords if they'll consider replacing these items? I think it's a bit cheeky as they're not actually broken and they've done us fine up until now. I think we should look for a new flat that's more to our current taste. DP thinks it's worth asking. If you're a landlord, what would you think about a request like this?

@ILoveMaxiBondi

Did you fail to read my post properly. Where I explained my choices. Or are you just choosing to be abrupt and rude. You've made your choice, couldn't possibly back down now.

I read both of your posts in their entirety. Nowhere does it justify why you would expect a tenant to pay twice for furniture.

strawberriesandsugar · 14/04/2019 21:56

In my area and experience of being a landlord; most tenants would prefer unfurnished. So when it's time to replace them, we will advertise as unfurnished.

I also went on to say we are lower than the average.....

Strawberries, the OP is renting and paying for a furnished place. So answering her post as if it is your unfurnished property is pointless. Saying “treat it as unfurnished” is useless to OP as she is paying for a furnished flat and her LL will expect there to be furniture in it when she leaves.

Charging lower than average is irrelevant. It’s whether you are letting it furnished or unfurnished that is relevant.

We’d replace sofa and mattress. Not cooker or carpets. And wouldn’t object if you wanted to repaint yourself, but if it wasn’t due to be repainted, we wouldn’t pay for it.

I'm a Landlady, the house I rent out is unfurnished, we have let the current tenants re decorate, but it neutral, they will need new carpets and will let them choose , within our budget. They are fab tenants and we wouldn't want to lose them, although it would be easy to relet ask your LL for a new sofa and mattress, ask if he will supply the paint and you paint it. If it's a no say your going to buy the furniture and he needs to store the unrequired stuff, I'm sure there is middle ground here
