What house dressing would you do /have you done to sell your house?

We are on the market and fingers crossed but hmmm - it's tough out there for sellers right now

We have a nice 3 bed town house. Small back garden with decking (as per most town houses), 3 bathrooms - enormous master bedroom - it's 27 foot. It's clean and clutter free with some nice bits out. So it's got a few positives.

But how do I dress it to sell? What would be your top tips? I don't have to bake bread do I ? Grin

Fresh flowers. Posh soap in the bathroom! I think it’s called lifestyle dressing where you dress the house to attract the kind of buyers you want

Ooh yes I have tulips in my kitchen and roses in the living room - just small bunches in nice vases . Got the jo malone hand soap out and white towels (the towels come out specially)

God maybe im doing it all!

Tidy away (hide!) all clutter and anything dull/unsightly. I stowed away things like washing up liquid bottles, tea towels, toiletries, most of our shoes and coats etc. Do anything you can to make the house seem clean, spacious and bright. Fresh flowers are great. I even went as far as filling the veg rack and fruit bowl with what my DH called "display veg" but do note, we only sold the house on the day I didn't get around to that!! Dont make it look like something on Instagram as we all know those are very staged and fake. I love looking at those photos but blimey they are false.

Ruthless de cluttering, anything practical packed in boxes and stowed in boot of car during viewings. Flowers, classical music on in the background, I baked scones and piled them artfully on a glass stand for n the kitchen.

Imagine you are having photos taken for a glossy magazine, make your house look it's absolute best, that was my strategy, i ended up with a bidding war and got well over the asking price.

I'm so glad you started this thread. I am considering putting my house in the market. Can I ask about decorating? Is it worth it? Our house has 7 years worth of children's hand prints on the walls, so I'm thinking that we need to redecorate. But that in itself would be expensive. Should I do it? Also my living room is partly red. Would it be better to paint every thing white or some other neutral colour??

I got really fed up of shoving kitchen things and bathroom things into cupboards, hoping no one would actually open said cupboards.

But yes, you have to depersonalise as much as possible.

We sold ours within 24 hours of going online. We decluttered everything and left the walls very neutral.

Luckily we are clutter free ish! But I spend all my time keeping the house to a high standard in case we get a viewing. We've had two so far - one was an elderly couple (no good as we ate on three floors) and the other couple had young children - we have a typical town house garden of course

However we have three viewings booked for this week so I'm going all out

And yes - I filled my beautiful cream orla kiely bowl with lemons and limes . I dont know why?

Before going on the market we painted everywhere - just a re-fresh in a neutral shade called Just Walnut. All coats and shoes away.

God it's tiring

I'm in my 5th house now and going to be selling soon - you'd think I would have learned by now but I still struggle to make it look 'nice'. I've never had a sale go smoothly - each one we have ended up in rented accommodation for 6 months (really difficult to find for a family of 5 with dogs and cats!) or living with my parents for 6 weeks as we had to move out to accommodate our buyer before they would agree to the sale. Last house I was determined that I would be in charge but no, ended up with parents for 5 weeks as seller couldn't get her absent husband to sign the documents and couldn't complete. Never achieved even close to estate agents valuation either and always assumed it was my interior decorating that was at fault despite much depersonalizing and neutral painting of walls.

Latest house is being painted Natural Hessian (I think) throughout then deep cleaned (including the oven!) garage will be decluttered too as well as all cupboards. Hopefully on market next month.

I was looking at pictures of a house recently and there was pictures of the kitchen from different angles with a pineapple placed in different spots for each photo I didn’t know that was actually a thing ‘stunt pineapple’ Grin

I remember I used to wipe down the insides of the sinks and bath and shower so there wasn't even a suggestion that people lived there and had bathed today! Did most of the above too and actually I did organise all cupboards so that if people looked in them (which we all do!) they didn't see chaos hidden away either. Also sold fast after a bidding war.
