Help me create a savings plan to buy a house!

With an annual net joint income of £45k, how could we save to buy a house? Local rent is £1200 for what we need. We dont have a big deposit at all (10% at best). I think we should possibly buy a flat instead, protect the deposit that way and keep saving until we can eventually have a higher deposit. Thought of help to buy too, but seem to be too complicated when you want to move and they're too small. We need 4 bedrooms and that's why we don't have that many options.

If you can't compromise on 4 beds either temporarily or in the future then I think your best bet might be to carry on renting, buy a smaller property and rent it out.

The last thing this country needs is for more armature single property landlords who do not have the capital or income available to look after a rental property adequately.

OP would be v unlikely to get a BTL mortgage anyway.

I have no idea why "buy something smaller in a cheaper part of the country" is touted as good advice.

How many children do you have? Why do you 'need' 4 bedrooms?

There's three DC, two DDs, one DS, plus hopefully a new addition some time soon. Even without the latter, I work from home for at least 15hrs each and every week so I need an office. Our families who live far away also come and visit and they stay more than a couple of nights.

Just hoping to become so. Ideally I'd want to own a house before that happens, but I'm not getting any younger. All shared ownership houses are either too far away from or schools or both. I guess it's a matter of keep looking.
