I’ve just been given notice by landlord. I’m so gutted.

Yes I know it was always a possibility but I’m gutted. I love this house. It’s perfect. And now when I move it will be considered a change in circumstances so i’ll be moved into universal credit from tax credits. I don’t have money for a deposit and first months rent. Rental rates have shot up since I was here and my lovely LL didn’t increase my rent in 3 years. (I’m already at the top end) I was in an absolute shithole with a terrible landlord before this and I’m terrified of ending up in another bad situation. I struck gold with this house and landlord. I’m so upset.

Yes they are. Although previous landlord was never contactable. Even in emergencies the agent were never able to get permission to engage emergency plumbers. This time round I’ve contact my LL directly with any problems and they’re sorted ASAP so hopefully the deposit return will Be quicker.

Not open on a Saturday polly there is really no point though as they have nothing. Massive waiting lists.

I really won’t. I have a family member who works in the housing executive (that’s our housing authority) the situation is really dire. I would need to refuse to leave here and force my landlord to evict me then I’d go into probably a B&B and then temporary accommodation which could be anywhere and for years. There are people already in temp accom and they’ve nowhere for them to go.

It would be a last resort for me. I’ll do what I can to find a private rental first.

Lots of people still think there are all these 'lists' like in the 90s when you could still get council housing and that being threatened homeless or landlord selling up means you just 'go to the top' and get a council house.

Sadly it's just not so for many areas and hasn't been for a long time.

It's years in a B&B or temp accommodation wherever they see fit, no choice in the matter and then perhaps yet another private landlord who is usually a slum one as that's who will take LHA tenants, especially with UC.

Re guarantor, does your mum own her house?

I’m retired like your mum but recently signed for my DD - the letting agent only required guarantor to be a homeowner. (Had to get image of Land Registry thing to prove it).

I’m do sorry op. As another private renter, it’s shit really shit and like someone’s punched you in the tummy when you get that letter.
Why do they always land on a Friday or Saturday when there’s fuck all you can do and you have to keep it together for the kids

Ask your local council if they have an approved ll scheme. Some don't need bond /deposit and in some circumstances the council can loan you the money if they do.

Oh she does own her own home. I think it’s mortgage free now too. Not sure. So that would be a positive if she could still be a guarantor.

Yes a Saturday where I can do nothing but look online and see how expensive rentals are.

Oh darling that is truly awful! I had no idea that's how it works I assumed you would go to top of list in your situation.

Yes the situation is awful. I visited the CAB for housing advice when in my last property and the advisor told me that her adult daughter and two grandchildren were currently living with her in her one bed flat after being given notice because there was just no social housing. That’s a CAB advisor who has access to all the phone numbers and support services and knew the reality of the situation. It broke my heart to hear that.

Our local council can provide an interest free loan for things like deposit/month up front for homelessness prevention. Maybe this is an option, speak to the housing team and they will put a plan in place for you. x
