New tenant nightmares... AIBU?

I perhaps might be. Nightmares is also an exaggeration.

This is hopefully the last house we rent before buying our own. We treated our last and only other rental like our very own home. We done quite a bit of work (painting, new carpets), but sadly we were continuously let down and were always left without hot water, no proper heating. In a nutshell, it was a big 'you'll have to live with it' from the landlord, and he never sent anyone out first off. He would always 'try his hand at fixing things' first.

We're really pleased with the overall quality but I'm a bit annoyed about some things. AIBU to want to change them? They're as follows...

The bloody bathroom fittings. It's a gorgeous bathroom elsewhere but the bloody fitting of this thing (attached in a image), and a big long one of these again above the sink is annoying me. It's all scuffed at the bottom. Would I be able to replace this? DH thinks I probably won't be allowed since it's an actual fixture.

Paint the walls, all of them.

We met the previous tenant (twice, he showed us around), who was very lovely and open. He explained the landlord is extremely easy going and quick to jump and say all is fine when he, the tenant, requested he could change some thing like paint and put a TV on the wall, loads of hanging etc (we aren't interested in putting any holes in etc). He did a good job but the colour isn't quite right and doesn't reflect light well. It is also marked by general use and isn't nice looking enough anymore. I suppose this is our most reasonable request, to paint again (completely neutral and understated style).

Why would you waste your money?

I wouldn't on something I was renting.

If you really want to -ask the landlord. But quite frankly -I'd be worried I wasn't yet renting to you that you might be High Maintenance.

My tenants -I don't care as long as they check first but then I like them pretty beautiful and neutral and warm and cosy.

Why waste money on a rented property when you’re saving to buy. That’s just silly. Just think of your rental as only bricks and mortar and imagine what your next home will be like.

bertie I want to spend the money because it makes all the difference to me and the way I feel about the home I'm living in, and really makes a difference.

I'm not a rude or demanding tenant and we always try and fix simple things ourselves. We never call anyone out unless it's costly or not within our capabilities. The previous landlord said we 'added lots of value' but has proceeded to fob us off. But he was never a decent bloke.

We get a really nice feel from the man who rented before us and I trust what he's said.

If the worst comes to the worst, it is only a lick of paint. I wouldn't be losing sleep over it.

The fixtures with the awful rusting at the bottoms are bugging me to look at though. I'm happy to fix them myself out of my own pocket

I never understand why tenants make improvements that benefit the owner. A bit of paint ok, but carpets and other things?

It’s more usual to negotiate these things as a condition of moving in. I always highlight anything that I think needs sorting before signing the contract.

Catalicous We would've done but it was tricky because couldn't have a proper look about, the current tenant was still there. We didn't want to invade his privacy and it was somewhat difficult to get the full picture when it's evening time (he was only available for viewings beyond 6pm).

But we were right about it being a generally good quality house.

Surely he wouldn't mind you replacing the mirror cabinet? That would annoy me too.

TTC I don't think it's just a cabinet. It's fully stuck to the wall like a permanent fixture.

@keepingmypeaches did you get it sorted in the end?

I'm moving from the rental I'm in because it has numerous things wrong with it such as mould around the windows (they are outdated and in desperate need of being replaced), front and back door are the same, bathroom and kitchen outdated, outdated boiler, etc. Sone landlords are just all about profit ours won't even fix a broken bath panel! I am moving after only 3 months. Landlords are annoyed but Hey ho.
