Where would you suggest living? Is it affordable in any way? Salary around £60k.

Should have mentioned - I'd like to retain the option to move to a job in the City if needed!

The Central Line tube runs from Essex into the city & West End. Travel is easy. If you work in the city be prepared for expensive travel fares tho.

If you don't like TOWIE then your best bet are areas pp's have mentioned, specifically Walthamstow, Highams Park, and parts of Chingford.

Walthamstow best as it has both rail and tube, also many bus routes including some 24 hour.

Saw Leytonstone also mentioned. I really like it there, it's near Walthamstow but a little closer to central London and its on Central line. Albeit it's still a very easy tube journey from Walthamstow to city & west end - 20 minutes on Victoria Line to Oxford Circus.

Hi- I'm a single mum in London on 60k too, with no benefits and no contributions from the child's father. DS (5) and I are in a private rented 2 bed garden flat in Chiswick (very nice flat, close to Turnham Green, zone 2 on the district line). Rent is £1540 per month, plus bills. I cycle to work so travel costs are almost nil which helps. It was difficult to afford when my son was in nursery but got a lot easier when the free 30 hours childcare kicked in at 3 and now he is in school it feels pretty doable.. but I don't live very extravagantly! Living here we make a lot of use of free stuff in Lomdon.. the museums are a 14 minute tube ride away so we often visit after school when its less busy, and there are some fantastic parks nearby (and Kew Gardens 10 mins away on the tube too). We are very happy here..Its hard to save for a deposit though...Im looking into shared ownership though so should have enough saved for that in a couple of years.

if you want good transport into the city Leytonstone, Wanstead, South Woodford are on central line takes no time at all to get to Liverpool Street. Also highams park and Chingford both have overground lines into Liverpool Street.

I'm not a single mum but we could afford to buy in wanstead so moved out towards Ilford/Gants hill/Barkingside way latter two are on central line zone 4. Ilford is on the tfl rail which is having a revamp so more frequent and quicker trains are scheduled. Takes 15 mins to get to Liverpool Street.

All these areas are in the borough of red ridge and The schools in Redbridge are really good.
