Neighbours uncle who is surveyor said it looks like we have subsidence. Insurers surveyor says not.

Because our ten year old bathroom tiles are not cracked 🙄 but we have cracking around window and inside....

I don't feel I can trust them? What else causes cracks?

Any experience..

Generally speaking if you can’t put a coin inside a crack it isn’t subsidence. More likely just a crack in the plaster or natural movement in house - which all houses do and doesn’t mean anything sinister is happening. The older the house the more likely you’ll have cracks. We have a 1950s house and we have cracks everywhere: no major issues though and we’ve done a lot of building work and had lots of surveyors in etc.

It depends on your foundations too. We had subsidence but as the house was built on 'floating raft' foundations we didn't have a single crack, inside or out.

The initial problem was found when a builder put a spirit level vertically against the wall and the bubble was nowhere near the middle. Then the NHBC was involved and the surveyors called in.

Just Wondering if insurance surveyors are trustworthy. The bathroom wall leans out. We have been told by sink fitter it will mean sink collects water at back.

Cracks definitely getting bigger over time, it's victoriana terrace.

Are you just talking about cracks in the plaster? Or cracks in the actual brickwork? Personally I wouldn't worry much about plaster cracks in a Victorian terrace (I have one myself), but if you go outside and can see the same cracks on the outside as you have on the inside (i.e. they're cracks right through the brickwork) I'd definitely be more concerned...

Yes a zig zag pattern up the bricks outside going round the window. Next doors man said ours looked like classic subsidence but didn't come inside.

Cracks up bricks outside. Inside small cracks in tiles. In landing cracks... Dual cracks ie one on side hall wall and one on wall flush to it.
Cracks all along top of hallway and then some more lesser in front bedroom.

Are insurance surveyors trust worthy...

Is there any come back on them if we do actually have subsidence? Is it a murky condition or fairly straight forward?

I honestly don't know... What does your policy say about subsidence? I thought a few didn't cover it, but I imagine yours does if you think their surveyor is pulling a fast one.

Can you ask them if you can get a second opinion?

Hopefully someone with more experience of insurance companies will be around for you soon - BUMP!
