House on the market for 5 months. Take off for a bit or keep on and ride the storm?

Hi,

Obviously Brexit (sorry Confused ) has something to do with my dilemma, as if we did take it off, we were thinking of relisting in the spring, but spring 2019 might not be the best time Hmm

The longer it's on, the worse it looks. It's already been reduced, so a fresh listing could be good. Think we'll be switching estate agents too, as they've been a bit hit and miss tbh. Viewings were fairly steady, about one a week, but have dropped off recently. Had a few offers. One fell through very quickly and another couple were just too far off for us to accept.

What would you do in our situation?

I guess it depends why you're selling.

Could you look at extending or reconfiguring with the cash or would cost you to sell?

If you definitely need to move then I'd take it off, refresh the decor and list with new agency and pictures in January.

No point leaving it on over Christmas. People will be busy. Fresh photos and agent in January.

Take it off, spruce up and try again with a different agent after the mess is sorted. If it ever is.

Tbh, we were really desperate to sell in the beginning, as we wanted a fresh start and I assumed it would be easy... How naive was I?!

I think recently, we've made our peace with the situation and are trying to love it again, in case this really drags out.

There's no real reason it isn't selling. It's probably a bit on the small size, but we won't be extending and since reducing, it's definitely fairly priced. I know a house is only worth what someone will pay, but I'm talking in regards to other houses in the area.

Is January really a good month to put a house back on?

If It’s a family house then you need to think about school years. Most parents prefer to move over the summer so children don’t have to switch mid-year. If it takes 4 months for the sales process and you want to move in July, put house on market in Feb/March.
Photos of houses with daffodils and blossom are more appealing than January bleak.
But as others have said, all it takes is one “right” buyer

It's probably your agent. Ours was unusually sized, in need of decorating and surrounded by burglars. It went in about 3 weeks, at 3% under the asking price.

On Rightmove their busiest day of the year is Boxing Day, don’t know if that helps your decision. You could put a link up for the MN advisors Grin

Yes, our house is definitely more a spring house, as the garden is definitely a selling point. Mid summer, not so much, as it's south facing and the grass gets scorched.

So everyone thinks a new EA then?
