Change of letting agents

I have been renting this property for 18months, my landlord is now changing lettings agents but i am remaining in the property for another 12 months, should i have to pay for all the fees again, for employment checks, etc, think it was £480 when i first applied 18 months ago, as it isn't me that is asking to swap or apply again.

Nope, you’ll just have to change your standing order for your rent to go to the new letting agent. You might have to sign a copy of their tenancy agreement and they might ask to come round for a chat and to look at the house to note its current condition but it depends how stringent they are.

Yes, the only time they can charge for the checks is if you want to add someone on to the tenancy agreement, but that’s not always the case.

All your paperwork with the old letting agent will be transferred over to the new letting agent and will still be valid. They might just ask for a new contract to be signed so that their paperwork is coherent and in line with the rest of their properties.

I used to work for a letting agent and if we took over managing a propert we’d do a “takeover inspection” where we’d visit the tenant with all of our paperwork from the old letting agent and might ask if you can provide copies of anything we were missing.

It’s good to remember that your contract is with the landlord not the agent, (s)he’s the one that will have to pay the fees associated with switching

I have a good relationship with my landlord, he lives next door, he didn't like the previous letting agent so decided to change. My new partner has moved in, which my landlord knows but i am keeping tenancy just in my name, previous history with ex h and being an arsehole, we are divorced but i still can't get my share of marital home, still on joint mortage, he stayed in marital home, i left due to lots of police involvement and dd is with me.
So maybe a bit of self preservation but i am just keeping tenancy in my name, my landlord is happy with that.
