What would you do? selling house

Our NDN have put their house for sale and are asking a ridiculous amount of money. They don't seem to be in a hurry because it's been for sale since Christmas with two different agencies. We don't get on well with them although there haven't been any major problems, it is just a case of not getting on.

The thing is that we would like to put our (identical) house for sale too, and I think that unless we as for at least £15,000 less than their asking price, we won't get any viewings. But then if we do that, they may get cross that we are underselling or sabotaging their sale somehow... They are the type of people that would badmouth us and try to turn neighbours against us. The alternative, waiting for them to sell, will mean that we'll have to wait for months and months, so what would you do? and I guess we should avoid using the same agency? (it's the best one in the area)

I would get a different agent in for an honest appraisal of the value of your house and go for it if you’re happy with the figure. Do they have a nicer kitchen, bigger garden or whatever to make their house worth more than yours ? If not, then surely it’s up to you what you market your place for.

Since you’re moving, who cares what the neighbours think ? Let them get on with their silly behaviour.

It sounds to me as if they haven't listened to their agent and put their house on for what they think its worth, which given how long its been on, is too much. If their agent really is the best in the area, surely they wouldn't allow a house to be on their books for that long. Its not a million pound plus house is it?
Get yours valued by three other agents, maybe even use the good one next door have, and go from there. Have you looked at the particulars of their house? It might say why they think its worth that money, even though it clearly isn't.

The state of the market varies from place to place. I also think things can change at the drop of a hat. I would think about the valuation given and see how that fitted with what I need to be able to buy what I want in the buying side.

put yours on for what three e.a value it at. It's nothing to do with ndn, they may end up dropping their price to match yours.

It's not about your neighbours, or what anyone else may think. It's about moving on with your life. Just do it ...

Thanks. I think I'll have it valued buy a couple of estate agents and I'll make it clear that we want a fair price for a quick-ish sale. I'd be very surprised if the price is close to NDN's.

Yes, that's the way to go. Your neighbours might not be in a hurry to sell, or they be kidding theirselves.

I don't understand your post, if you want to list for about 15 k less than theirs, and you think this is a fair price, then their price clearly isn't ridiculous. 15 k isn't a ridiculous difference in house price listings.

Put your house on for whatever you want, you won't be living next door to one another for long anyway,
