Which house do I want? Bigger or the view?

Looking at a new build house. Both are doable on a long term mortgage. Onideally want house 1 with the location/orientation of house 2, but he house that was perfect someone has bought.
House 1 - 4 bedroomed, better layout, double garage and 2 side by side parking spaces. The living room and kitchen/diner out the back face directly onto another house over the fence. Garden not huge. To the side of the house where there are no windows there is a view of the hills. You should be able to see this view from the garden and looking out the windows at an angle. Also another house 1m gap away, both detached. Possibly overlooked by another house next to the one opposite.

House 2 - smaller 4 bed, layout not as ideal. Single garage and parking for 2 cars end on end.
House either side separates by a garage and drive so garden is flanked by single garage each side. Kitchen diner at the back with no houses overlooked and private garden from the flanked garages. House backs on to view of fields over the hedgerow.

I wanted somewhere to escape and feel by myself and sit in an armchair and look out greenery. I think o could do this at a very active angle in house 1. The development is very packed together and feels cramped from the front of the houses, but the house inside is double what we have now.

Would you go for ideal house layout and parking or the view?

Thanks. I really wanted the view, but the internal layout isn’t as great and the end on end parking spaces are difficult and only 3m wall to wall so can’t aalk down to garage when parked etc. I just needed to be quicker and get house 1 in the other location.
There is another house type but has a huge tree so garden mainly in shade the whole time.

What is the likelihood that the land behind house two could be developed in the future? I would go for the better layout if you may not always have a view.

I’d go for the layout. A view is a lovely bonus but you need the house to be functional for you

I would never choose a house that was overlooked. It's so closed in. I'd go for the view each and every time.

Can you put a window in the side aspect of the first house to see the view? Or is there a house next door to it?

A tree may not be a bad option.... even if protected it can be trimmed with permission. Shade can be great in a garden in the summer with kids.

I would be looking at which way both houses are facing as well - A north facing room where you spend most of your time can be cold and depressing.

Orientation?

Which way is South. Which part of which garden will get summer sun? Which rooms of which house will get the sun?

If the house with the 'view' has the garden and/or most of the living rooms you can see the 'view' from facing North it will be grim in winter.

Go for the house that suits your needs best. My house has a stunning view but I can honestly say you get so used to it you don't even notice it after a while.

No overlooked to be side and I was wondering in the future how difficult it would be to put in saw a Juliet balcony window upstairs. As that would satisfy me and the view. The only door/window that side is a door from the utility room. Is planning permission likely for an additional window not overlooking anyone?

I was thinking about one of the pleated type hedges for some privacy and I’m sure he neighbours wouldn’t want to see us now. Currently we back onto houses and can see into the living room/top of heads so we’re used to it.

The land isn’t protected land. We asked and there is no planning developments at the moment. But nothing to stop another development on the Blair with he view. The only protected land would be the 3m of hedge at the bottom of the garden before they built.

As my dad always says, only buy a house with a view if you can afford to buy the view. Nothing stopping it from being built on, of course if you own the field it can’t be.

House that is better suited.

The parking would drive you demented after awhile constantly having to move cars so other could get out.

We currently have end on end space here now and it requires planning ahead and moving cars for work etc, and there’s ks even less room at new place.
Thanks, I think I was veering towards 1.

House 1 faces south west over the garden and hoise 2 with a view north east

To be honest I would keep looking. Neither sound like they would make you happy and be a family home: it’s a big big purchase to regret.

Although I feel very lucky we are possibly in the situation where we can move to a bigger house and get a choice and if I was in London I would be looking at a 1bed flat!

Thanks miracle, house number 1 is the perfect layout for us. It’s what I keep coming back to out of all the floor plans. I’ve looked around the area we need to move in and for the price can’t get house layout/view/outside space etc so something has to give.

House 1. A 'view' becomes very 'meh' and everyday very quickly, but the lack of parking will drive you barmy for years.
However, you say it is very cramped all over the road, so, what hapens if your neighbours have 3 or 4 cars? Or you are both home and have visitors round ? Or you have a man with a van round to service the boiler, etc. The lack of parking on new estates around here drives me barmy. It puts me right off buying on a new estate (and by 'new' I think that is anything built this century)
