When should we move house? Stay out or rush to move

Given the house price Statement from Bank of England (I know it’s wprse case but am confused now given our circumstances).
Nutshell live in house worth 300k looking to move to house of similar or lower value because we hate the development we live on but had to move here for school catchment.
So I’ve started working again now to pay off 10k worth of debt so we can apply for a mortgage to move.
Realistically we could move in the next year (as long as we stayed in catchment for younger dc).
But should we rush to sell the house in next 18 months or wait and see how all this plays out? Or sell and go into rented for a bit very confused.

This is my thoughts too atm. Agent has taken all the photos but dh hasnt signed to put it on the market yet.

My gut would tell me if I was moving ‘up’ that it would be worth waiting for prices to drop as you’d get more for your money but as I’m moving ‘across’ it’s not clear cut also as I don’t like where I’m living that adds another element :( hard to know what to do isn’t it.

Be interested to know what people think in terms of timescales when things are likely to start changing etc?
Back in the last crash we stayed put in our first house we realised later that would have been a great time for us to move as we would have took 20k off our asking price but saved 40-50k on the next step houses we wanted.

If prices drop then the price of your house to sell will also drop.

If prices go up then the price of your house will also go up.

The only way to lose money is if you move, the prices drop and you sell without staying very long.

Prices dont drop the same
In every area though so your area might drop by 35% and the area you want to move might drop Significantly less.

True but we’re looking at a narrow area. It does say over next 3 years and then I’d assume the recovery period would be at least the same if not longer so we either move ASAP or take the hit staying here for more than 2 years is too depressing to consider. I supposed if you don’t hate where you are it might be best to sit tight for a bit?
