Selling a house- is this normal

I saw a house on rightmove that I fell in love with back in February- it was sold stc by the time I saw it so I just had to resign myself to missing out. Last Thursday the same property was relisted on rightmove. I only saw it on Saturday evening and called the estate agent first thing yesterday and left a voicemail that I would like to view it. I called again this morning and the estate agent said that there had been 3 viewings at the weekend and he was expecting offers today so I couldn’t see it. This seems strange to me- if I was selling my house I would want everyone possible to see it until an offer had been agreed. I would also want to make the decision as to whether someone viewed my house without the estate agent telling them they can’t.

I must add my house isn’t on the market but I know it would sell immediately due to the location (the estate agreed when I told him my location) so although I’m not ready to sell it wouldn’t take long to get it all sorted. I just wondered if this was normal practice?
It may well be that I’m just gutted to have missed out again!!

many agents here won't show you anything unless you are "proceedable", ie. you have an offer on your property already.

It sounds like the original sale fell through in which case the owners are probably keen to get it sold as soon as possible. If your house is not even on the market and their are other people interested you don’t really stand a chance.

Yes some vendors stipulate that they will only accept viewings from people who can proceed.

When were selling our house a couple of years ago, we got so sick of people viewing who weren't proceedable, or who weren't even on the market that we told our Estate Agent we only wanted viewings from people who were SSTC to cut down the frustrations of yet another viewing that meant nothing.

Friends of our currently selling have told agent they only want buyers who can go ahead quickly to view their property so sounds perfectly normal to me.

I would ask why the sale fell through. Was it something in the survey that caused the buyers to pull out?
Or some other reason the buyers couldnt raise the funds loss of jobs.
It sounds frustrating for all concerned.

Completely normal. Our last sale fell through just before exchange, so we told our EA not to send any buyers our way unless they were FTB or had sold their property.

If you really love it, I would recommend popping a note through their door just to let them know your situation, and for them to contact you if the current sale falls through.
