I got home from and when I got into bed it was wet at the bottom, there was a leak coming from the upstairs flat. This is the second time in 5 years this has happened, what can i do? Im so worried, im been really low the past week and I just dont know what to do. Ive let the landlord know but I just feel so lost. Not sure why im posting, think i just needed to write it down Sad

Is the flat occupied? Have you been up to tell them about the leak as they may not be aware of it?

Tink1990 · 13/08/2018 22:07

I have yeah, they are not aware of any issue no. Thanks for replying

Sorry to read this Tink. Do you have somewhere dry to sleep tonight? A quilt on the sofa maybe if your bed needs to dry out.
You've acted really quickly to let your landlord know and keep in touch with him for progress.
Try to relax tonight with something good to eat, a book or TV show.
Look after yourself and get some rest.

Thanks so much. I changed the bed and although the water had soaked through th 13.5 tog duvet, onto th sheet and electric blanket, the mattress was ok, so im in bed. It was just such a horrifying moment, i know that may sound silly but i just started crying. Im hoping it will be ok but i think i should move, but to where is the question its so hard Sad

If you can, move to another room just in case. Can you put towels and a bowl down to catch anything? Water finds its way out. Is the upstairs rented or bought/leasehold? Can you get in touch with the management company tomorrow?

Tink1990 · 13/08/2018 22:35

Its rented through the same agent as myself. Ive contacted them and they are going to send someone round tomorrow. Any ideas as to where the water may be coming from? Their bathroom is above my bedroom but I still dont understand it as they havnt had issues?

They probably would have no idea if the sealant around the shower was leaking.

Tink1990 · 13/08/2018 22:44

Ooh yeah, theres an idea. If it is that, would it be quite quick to fix?

Sealant is easy, just has to be scraped off and replaced, and bath/shower not used for a day until it is dry. It could also be grouting that has cracked or fallen out of tiles, it is surprising how much water it can let through even a tiny hole or crack. I drenched someone who was underneath our shower room looking for a leak. Turned the shower on and aimed it at what was actually a minute hole in the grouting. He was absolutely soaked.

Had children jumping about in the bath, flooded the ceiling below, they were hefty and there were two of them, they dislodged the pipe underneath.

Just letting the bath overflow can soak the room below too.

A pipe under the bath or shower could be leaking and not be noticed.

Plug hole could have become loose on the outlet, or a joint in a pipe under bath shower or sink.

Assuming the water is clean, and soap free you might be able to work out what kind of leak and hopefully not the toilet.

So now you have a check list, I hope you find out what it is. In the meantime get a plastic dust sheet for your bed.

Thanks so much for your replies, really. I slept well, considering, so feel a bit better Smile
