If you were buying a house...

and had 3 options.

None of them are 100% what we have been looking for however we need the space ASAP .

  1. move into the cheapest house, easily affordable, with the space we need, not keen on the estate it's on, no character, smaller garden and crappy driveway. But could potentially use the extra budget to renovate quicker and make it more to our taste making it all very affordable in the long run. However will never be proud of it so to speak.

  2. move into the mid priced house that's ready to just move the furniture in, it's not perfect but it's clean, has the space we need, has been recently renovated but left a blank canvas for new owners. It's got a good sized garden and well maintained, wouldn't really need any work doing for years and we would most likely stay there permanently. It's not the best location but it would solve the issue of having renovations done and living in a construction zone. But it would feel like we are just "settling" if that makes sense.

  3. buy the most expensive house which is a great price in comparison to other properties in that area however it will stretch our budget to its limits.
    The location is an absolute dream and the size is perfect, however the layout is odd and cannot be changed, the inside is really not to our taste but it's fine to live in "for now" and it would need about 50k spending on it in the future to make it right so involves living in a construction zone for some time which is really off putting as that's basically what we've been doing where we live now. It will never be 100% right but it would come as close as they get for us and it would be a forever home.

Opinions please?

None of the options seem ideal but I think in the current climate I'd plump for number 2. Over stretching the budget with work to do on top would be a no-no for me and its a case of 'location location' for number 1.

Thanks, that's my initial feeling too.

Only thing making me consider 3 is the fact that the area is coming up and the price will increase over the years, especially as it's selling under market value as it is.

I'd probably go for no. 3 as long as I could afford the repayments
