Offer on our house !

Received offer on our house for 10k below the asking price ,?which we accepted . On market 250 k accepted 240 .
We then viewed houses at our original asking price around 250 k offer expecting the vendors to accept a similar price as ours - however the vendor was only prep to accept asking price . As there was a 10k difference and we can't increase our mortgage , we told our buyers we cdnt proceed at the moment . Our buyers immediately offered us full asking price as really want the move .
However - since then that house has fallen thro and we have found a smaller and cheaper house .

My dh and agent thinks if they have and are willing to pay 250 k for our house then I should just let them pay it . But to me this increased offer was speficaly to facilitate the move to the more expensive house .
Of course I wd like the additional 10k as it wd pay for the move but it feels dishonest . What would you do?
The proprosed smaller cheaper house is actually very near our current house too !

This is a business deal. You asked for 250, thy said yes. Take the money and be happy!

But what I meant is they initially offered 240 k and we accepted and then the house we were going to buy was 250 so they offered 250 on ours to progress the sale
But now we are going for a cheaper house - not the house that promoted them to increase their offer and i feel deceitful - they don't know we are buying a different house . But they will as we will be nearby if we get it and it resonates of dishonesty ? If we don't tel them we are not buying the house that made them increase their offer ?

They agreed to pay what they think your house is worth, regardless of what you do with the money. Definitely take it, you'd be crazy not too.

I'd still take the money. They still really want it. Your reasons now may well be different but go ahead with the sale.
Don't be one of these "well this has happened, now that has happened" sellers.

Everyone understood your situation with your first explanation - you didn't need to s p e l l it out again! Everyone still thinks you should accept the £250k offer!

Hope you accepted it. It's what your house was valued at. At the same time the agent could have spun a yarn to get it up to 250k notwithstanding your current situation. Ultimately you're not taking extra off them. Your house was worth it and they want it!

I just felt bad that their original offer was 240 and they only increased it as they thought that they needed to to help us to buy the house we wanted and as we are now buying a less expensive one I felt guilty because the increased offer was directly linked to a spefic situation / house .
But yes I'd be mad not to but I feel bad as they will see we have bought another house n not told them change of circumstance .

Just leave them a very clean house and a bottle or two of wine, some choc and flowers in a vase and move out with a clear conscious and the best part of £10k.

There is a housing shortage. Where I live no one offers below asking. Houses tend to go to closed bidding (i.e. Envelopes of who would spend the most)!! It's business. They weren't 'helping' you. That's the nature of house buying.

Your buyers did not offer you more because they wanted to help you. They offered you more as otherwise it meant losing the house they wanted as you were unproceedable otherwise. It's not personal, it's business.
