My landlord requires a guarantor to extend a 6 month rental....

but I don't have any family in this country. As for work colleagues....I'm not really comfortable letting them in on my finanicial situation. I don't have the ability to meet 6 months rent in advance. What other options do I have? Help, please...

I think the quakers (or someone similar) do this!

I wouldn't be guarentor for a colleague, I know people who've been left up shit creek by being guarentors

seems really unfair to ask for one if you're already in the property and paying rent

its actually really hard to find a guarentor, we found someone to lend us 6mths last time we rented because noone we knew qualified (retired didn't etc)

Am I understanding this correctly: you have lived somewhere for six months and now the landlord wants a guarantor in order to renew the tenancy? Have you defaulted on the rent at all?

If you are extending a rental I assume you are already in a Shorthold Tenancy which means you can just roll it over without signing a new contract and then it runs month to month.

There is no need to sign a new contract and the landlord can give you notice at any time and so can you. No one is at risk for 6 months of rent so no rent advance is required.

Many landlords do not know that a Shorthold Tenancy just rolls over if no one gives notice and many agents try to con tenant and landlords into paying fees every 6 months by asking them to sign new tenancy agreements.

There is no need to do so.

Thanks for all your messages. To clarify, my partner & I have been renting this property for 1 year. In this time, we had defaulted by one month due to both of us losing our jobs. The landlords called in Paragon FCC. Having transferred the housing benefit amount in full every two weeks, we were still short of £500pm. Not long after, we received notice to leave at the end of our tenancy by solicitors acting on the landlords behalf. Having had a good relationship with the landlord, we advised that my partner had just started a high paying contract job. We brought the arrears up-to-date & paid this months rent. However, the landlord needs a suitable guarantor in order that a new contract be drawn up for us to live here another six months. What do I do? My daughter loves it here as we also a stone's throw from her school. Sad

How many months in advance could you afford to pay?

Make the landlord an offer to pay several months in advance but not the whole 6 and then just let the tenancy roll over month-to-month.

AFAIK you do not need a new contract to stay living in a property after 6 months, you can do one if both parties want longer term of at least 6 months, but if you have already been there 6 months you automaticlaly go onto a month by month one AFAIK
