Why is the conveyancing process taking such a long time at the moment?

Why does it feel like queries are left to the very last minute?

Is exchange & completion on the same day more common now? Never used to be a thing!

We've just had an offer accepted on a property and our seller wants to complete on 18 November. Is this going to happen? It's a chain free sale although will need a mortgage.

@AngelasEyelash I think it's taking a long time at the moment due to the sheer volume of work. I have never been this busy before and our firm are not recruiting. Sometimes I have not dealt with things as quickly as I should due to the sheer volume of work.

@mynameiscalypso definitely possible! We have always advised 6-8 weeks and this is sometimes still the case, particularly if chain free.

What of the massive pile of paperwork/folder of emails from the conveyancing process of two houses (my home and a BTL) do I need to keep?

I've decluttered most of my other paperwork down to a minimum (scanned/digitally filed a lot), but have no idea how to tackle the conveyancing stuff, and it's too big a pile to scan it all. So it's frustrating me.

Bought house/BTL remortgage 7 years ago (bought BTL house as my previous home 16 years ago).

Hello oh I wonder if you can help me. I live with my partner and our two children but we are married. I have some cash which I would like to invest in his property and obviously would like to go on the deed or is there another way I can protect myself in case of any future split? Obviously it would be easier if we were married but we are not at this time. It is only a small mortgage. Thank you

We’ve sold an unoccupied house to a buyer who wants to rent it out. He’s buying 2 properties from the agent selling ours.

After 3 weeks of our solicitor & estate agent chasing his solicitor via phone and email,
estate agent found out buyer got mixed up with his paperwork and thought he’d signed his mortgage agreement when he hadn’t.

It seems such a simple thing to miss. Should his solicitor have realised this?
I don’t remember when we last bought our house the solicitor getting involved with our lender to the extent they were checking our mortgage agreement was signed.

So this thread has ended up the way my house sale has gone...barely any contact and minimal updates from the solicitor... 🙄
