Feedback for London flat

onpills4godsake · 30/08/2026 15:08

A good friend of mine is selling her property in London, and is struggling to get traction.

I live in the north west, in the country so I am not familiar with the London market and what is and is not good value.

can anyone give any fed back I can pass on please?

I know it’s central London but 800k for that tiny flat is absurd

I did and I didn't think it said, but it looked like two bedrooms, can't see the link any more.

There’s a floor plan on the link.

RedRosie · 30/08/2026 17:29

I love it and the location is amazing. If I was single I would love to retire somewhere like this, at the centre of everything and with space for visitors. Serious buyers can see beyond decor etc, so I probably wouldn't worry about any of that. I live in fairly central London (not that central though) and the layout is not that unusual, and service charge looks very reasonable to me.

The thing that would stop me is the potential cost of the lease extension, and that lease needs extending ASAP. At the very least the cost of that needs to be established, and taken off the asking price.

MrsKateColumbo · 30/08/2026 17:25

The lease length is the main issue here, she needs to extend it as i dont think the buyer could for 2 years (?)

dairydebris · 30/08/2026 17:20

Either-

Take the bathroom out of the kitchen, which is completely unacceptable to many, and put it into the left side bedroom, making the kitchen into a proper space with room to eat, and accept its a 1 bed flat, redecorate and recarpet in neutral colours, get rid of clutter.

Or

Drop price by at least 100k.

YourWildAmberSloth · 30/08/2026 17:13

Tiny rooms, bathroom off the kitchen (not a big kitchen either) and very central. Not everyone wants to live right in the heart of central London, in the middle of the congestion zone, surrounded by tourists 24/7, no parking, bars/restaurants/shops open until early hours, it might be great for a hotel location or a crash pad for someone working close by but as a home it really wouldn't appeal to me - and I say that as a life long Londoner.

pintrole · 30/08/2026 17:11

if shes willing to.

  1. Move the bathroom and make it off Bedrrom 2- curring bedroom 2 in half This will make bedroom 2 more of an office or single room. I would rahter a nicely portioned 1 bed than a rubbish layout 2 bed.
  2. Create a lovely kitchen where the barthroom is and have a dining space
  3. Get rid of the dark carpets
  4. Nice light coloured L shape sofa in living room

Interested as my DD is looking and we're also unfamiliar being from the North.

Unfortunately it is very unappealing because of the layout, no entrance/hallway and bathroom off the kitchen. Decoration can be updated but unless your friend can completely alter the floorplan, the only way would seem to be reduce the price to entice someone to buy it because of the great location.

What is appealing is the area, if you like that sort of thing, that is the main selling point, you are supposed to overlook the fact that you can hear your guest taking a leak while you eat your breakfast, in the days of super cheap mortgage debt people would stretch themselves for a good postcode or "trendy" area in London and other "trendy" cities, but now that mortgage debt seems to be going back to more normal pricing levels buying a student crash pad for 800k isn"t on many people"s radar.

CatkinToadflax · 30/08/2026 17:09

I think it’s a shame that the disproportionately large bathroom has taken such a giant chunk out of the kitchen, which is teeny as a result. Fabulous area to live in though!

omghereistrouble · 30/08/2026 17:09

layout is off putting and it needs a big decluttering

MiddleAgedDread · 30/08/2026 17:09

I know it’s convent garden but £800k for a front door that opens straight into your living room and a bathroom in the kitchen 😂😂 oh and you’re unlikely to get a mortgage on it given the length of the lease. It’s very dated and quite drab.

FreddoEspresso · 30/08/2026 17:08

It must be so pokey given it's parading as a 2 bedroom flat within 48
sqm.

It is overpriced, the location is what will sell this place but not for 800k and I imagine the 89 year lease will pose a problem to serious buyers..

Your friend needs to strip it of all the clutter and make the place as neutral as possible which would open up the space a little. As it stands it isn't appealing at all.

Myplantsmyrules · 30/08/2026 17:06

Where does she keep her clothes?

HorseandHeron · 30/08/2026 17:06

It's in a gorgeous area - a friend used to live on that street. I was very envious. As PP have said - the service charge is low. My DS pays much more service in an ex-council block in a much less central area.

But the decor is very dated - the dark carpet is oppressive. It needs to feel light and fresh. Can she afford to spend a bit on pulling up the carpet and getting the floorboards sanded and waxed; maybe paint those black doors a neutral ivory or sage or white. The whole place will look so much brighter and ready to move into.

And Foxtons notoriously overprice. She might have to drop it to £750k to get interest.

BrentfordForever · 30/08/2026 17:00

Not all properties, service charges or locations are the same

to the point here, Covent Garden is very unique !

Yes, so are many places, but "unique" doesn"t put money in buyers pockets? Fair point on the service charges, and with landlords if they bought some years ago yes they can make decent returns somewhere in demand like areas of London, Manchester etc.

GoldTie · 30/08/2026 17:02

I really like it and like the style. But I am probably the same age as the seller, and also an artist. I’m looking to buy at that price at the moment - but at my age I’m not looking to live in Central London any more as not interested in the nightlife and don’t work in Central London. So there’s probably a bit of a mismatch to the demographic the style appeals to, and who would actually buy it.

I don’t like the kitchen / bathroom layout though, the 89 year lease is really on the cusp of being a problem, and I distrust Foxtons.

KeepPumping · 30/08/2026 17:01

Aluna · 30/08/2026 16:58

What are similar things in the area actually selling for?

Most recent sale: 10-14 Macklin St, £13.3 million, Oct 2025.

So nothing selling for nearly a year? Not good (if you are selling)

BrentfordForever · 30/08/2026 17:00

KeepPumping · 30/08/2026 16:44

Good for you, why are so many landlords allegedly trying to sell up in that case?

Is it two bedrooms? The details don't seem to say and that would be a big plus.

onpills4godsake · 30/08/2026 15:20

Thanks so much, it’s hard as she bought it in the 90s and is an artist - but the feed back is very valuable!

there is so much storage and i agree a good declutter would help.

London prices blow my mind!

Massive flexibility then for big price cuts and still taking a good profit, best way to sell is to be cheaper than the competition, people with 800k in their back pocket are not going to buy this, prime London prices are also in free-fall I hear?

Grasshopperhopping · 30/08/2026 16:59

Aluna · 30/08/2026 16:53

Do not list it at 600k.
Do not market it as a 1 bed.
Do not repaint - the buyer will completely renovate.
Do not stage it, as per previous point.

Curious why not?

It’s listed way too high and marketing as a two bed for sqm and box room that is the second bedroom isn’t helping

Agree that someone will renovate but it’s not in any way presentable for those with the budget and interest to buy in CG

Alwayswonderedwhy · 30/08/2026 16:59

Looks like it's a one bed flat that someone has converted into two bed by squeezing a bathroom into a very small kitchen which isn't very appealing. It's obviously quite dated which can be changed but I'd be more concerned about the kitchen/bathroom. She needs pictures showing where the worktops are to prepare food as it looks like there aren't any on the photos. Doesn't look like there's room for a dining table either but maybe not an issue for everyone and guess it's aimed at students or younger people without kids.
