Feedback for London flat

A good friend of mine is selling her property in London, and is struggling to get traction.

I live in the north west, in the country so I am not familiar with the London market and what is and is not good value.

can anyone give any fed back I can pass on please?

Unfortunately the bathroom off the kitchen may be very off putting. The main reason though is that trends change and perhaps people don’t want to live there currently (at this price point)

The bathroom being off the kitchen would be the biggest off putting point for me. Also looks strange having all the rooms off the reception and no hallway, but not something that can be changed - clearly these things weren’t an issue for your friend when they bought it though so just my opinion as to why I wouldn’t be interested.

The decor isn’t very good. I’d declutter it, use storage, neutralise the colours, especially the awful red carpets, and take better photos. The offer of having it furnished is not an offer. Oh and I’ll say it again, get rid of the hideous carpets!

Agree the layout isn’t great with the door straight into the sitting room, the bedrooms opening out of it and then the bathroom carved out of the kitchen.

And agree with others, I’m not paying 800k to walk through my kitchen to the bathroom. Feels yucky

Within the limits of what your friend can control, it needs to be redecorated and decluttered to give it the best shot at selling.

Also, where do they keep their clothes, or food for that matter? I can’t see any storage. It all looks very studenty to me, but certainly not in the budget of any students I know.

It’s a great location & not a bad flat, service charge is reasonable too. The price will be too high, interest rates make a huge difference nowadays. How much did they pay for it?

I'd absolutely love to live there though, my favourite part of London. But you do sort of have to have more money than sense to drop 800k on a small flat wherever it's located (nobody NEEDS to live in central London) so she's looking for very well-heeled people.

If it's not selling the issue is always price.
London flats have devalued in recent years and many aren't selling.

I think that there are better flats in the area within that price range, tbh. She can’t do anything about the layout, but it’s a bit shabby and could do with some decluttering and neutralising, the carpets and yellow kitchen in particular.

It’s the price, yes lovely area of London but still a pokey apartment in an older building with a weird layout.

Red and black is a harsh colour scheme. If there's loads of storage, the photos need to show that. I love the kitchen floor but it all looks like it needs a ruthless declutter and a softening of the edges.

The lease is under 100 years. That’s offputting. And it is tiny for that price, even in that location.

I don't mind the decor, I think it has character. I do hate the carpets. Especially the black. Wooden floors or a light natural colour would make the living area look more airy.

Too expensive.
Leasehold with high service charges for what appears to be a block with no facilities that warrant that charge.

I would be put off by the fact that she’s using Foxtons - ime they notoriously overprice their stock in London and I consider them the dodgy used car salesmen of real estate.

If she bought in the 90s I assume she’s making an awful lot of money from selling it now anyway, so she could drop the price a bit.

She’d be better turning one of the bedrooms into a kitchen diner and using the whole
of the current bathroom/kitchen as a luxury bathroom. Don’t that agent have a really bad reputation as well?

Significantly overpriced, but its in a good location, so once at the correct price point it should sell imo.
Might get interest at 650k - but at 800k no one serious will even book a viewing. Its not 2021 anymore. Price is key.
