Feedback for London flat

A good friend of mine is selling her property in London, and is struggling to get traction.

I live in the north west, in the country so I am not familiar with the London market and what is and is not good value.

can anyone give any fed back I can pass on please?

Was it once upon a time a one bedroom flat, and the bathroom used to be what is now bedroom 2 ? - as that ' kitchen ' is very small and while it is nice that the bathroom has a window it would be a far better kitchen with 2 windows and the bathroom relocated elsewhere.

Shame the 1st photo from the estate agent made me wonder which actual building the flat is in, until I was able to read the word ' Victorian ' then I knew it wasn't the shiny new glass / concrete building in the immediate right of the photo - or is it ?

What they've done to the flats has been to make them into bland modern boxes. They were probably much nicer originally. Seven Dials is a short walk away and this actual street is a great option if you want somewhere that isn't clogged up by tourists who can't work London all the time. Nobody buying here is going to be worried about how busy it is, in any case.

"Tourists who can"t work London" LOL, those tourists will be soiling themselves laughing at the people buying student HMO"s for 800k I bet.

I actually wouldn't consider either of those flats bland modern boxes - they have high ceilings and lovely windows. The Grenville Street one is a 30s build. And, yes, the service charges are high but it comes with a porter, which can be a bonus. We're looking for a flat for DD at the moment, so I've seen quite a lot recently.

The thing is that Covent Garden is more central, but I don't know if you've been to 7 Dials at night lately? It's completely bonkers (and I like a bit of buzz). I do think it's a good flat for the right person, but as someone who's thinking about potential resale value, I wouldn't touch it for anything near what she's asking. The pp/sq foot just makes no sense for a flat where the door opens straight into the living room, the two tiny bedrooms are right off the living area, and the only bathroom is through the kitchen.

Foxtons overprice everything. This flat will likely go for around £700K to £730K to price in remodelling and a lease extension.

I believe they still turn a pretty nice profit, but suspect lettings make up a good percentage of their business.

Didn"t they nearly go bust a few years ago?

Well the prices are just asking, so they may well end up selling for considerably less.

I believe they still turn a pretty nice profit, but suspect lettings make up a good percentage of their business.

This has been an interesting thread but the most consistent things seems to be the absolutely horrendous reputation of Foxtons. I’m interested to know how they are in business if they are as bad as posters suggest and if people really avoid looking at properties because they are involved?

I think they have a reputation for being aggressive and not entirely transparent. Their business seems driven by volume rather than quality, although a friend bought a house through their private office and had a very good experience.

Agree, most likely making it a one bedroom. Not to mention that doing substantial renovations to a leasehold flat can come with its own set of difficulties and challenges.

I wasn’t really aware of their reputation until recently. I looked at one of the houses they had on, and the photos were a mix of relatively nice looking new ones, and horrible old ones, obviously the efforts of a previous marketing / rental. I just thought, how could an EA be so incompetent? It completely put me off getting in touch with them, although I was vaguely interested in the house.

Both the bedrooms have double beds against the wall, which doesn't suggest "huge" it suggests "too small to really be a double". Can they be rearranged with the beds away from the wall?

op if youre still here, I dont think the ad explains the communal outside space, is it actually for all residence or just a sneaky pic of the ground floor flats' space? It needs to be more specific. (Im pretty sure foxtons showed me the "outdoor space" in a flat once that was literally just the roof of the flat below

The flat needs a complete refurb. It would make a decent one bed. The way the bathroom has been carved out of the kitchen is awful and nobody spending the best part of a million wants that (I say this as a Londoner who is well versed in London prices).

She needs to cut the price substantially. I'd also suggest a different agent as Foxtons are dreadful- expensive, dishonest and these days more interested in cross-selling financial services than selling flats.

Hah. I remember many years ago, looking at apartments in NY and being shown one where the bedroom was off the kitchen and the bathroom was on the other side of the bedroom. But the bedroom was so small that if you put a bed in it, you would have had to literally climb over it to get to the bathroom. We didn't buy it 😅

Wherever the farm is, it's most certainly not in WC2. And it is very clear that you have no clue about London property.

You cannot even compare a property in W4 with a property in W3 and they’re 3 mins drive apart … good 1-2M difference minimum between them

Honestly, don't bother. I've always assumed that @KeepPumping (fka @CrashyTime and @DeadHouseBounce) is a man living with his mum, desperate to be able to afford to move to London.

If I didn’t live in London it would make a great 1 bed pied a terre with low service charges and outside space which is gold dust. You can just walk to the theatre and restaurants. OP said it comes with an outbuilding which is not mentioned on the particulars. It’s a good buy for someone but not at that price,

I agree with all of that. But not at that price.
