Finally bought my new house!

Feeling so much less stressed after today. After months of things changing and nothing being settled, we have finally chosen and reserved our new home

For those interested, these are the details:

It is a stone, new-build 3 bed, 3 story town house.

Drive leading to single garage (17?5? x 8?7?), to right of house. Door into lobby of house from garage. Enclosed bin store by garage door.

Footpath leads to front door, and into lobby

Lobby leads into corridor. Off which is the downstairs cloakroom (6?9? x 2?10?). Also staircase. Ahead, door leads to utility room (6?7? x 5?10?) with door to garden. To the right of the corridor at back of house, door leads into family room (9?2? x 9?0?), which has french doors onto patio and then onto fenced, lawned garden.

Staircase leads up to first floor.

To the front of the house is an L shaped lounge/diner (17?5? x 16?1?). To the rear is a kitchen/breakfast diner (16?1? x 9?4?).

Staircase in landing leads to second floor.

To the rear of the house, on the right is the master bedroom (11?4? x 9?0?) with fitted wardrobes and en-suite shower room (6?8? x 5?10?). To the front of the house, to the right is bedroom two (8?9? x 8?4?) with fitted wardrobes. To the left is bedroom three (11?1? x 6?11?). A family bathroom (6?9? x 5?7?) is in centre of the house.

We will get to select:
? carpets/laminate/Kardeen flooring throughout
? tiling choices for cloakroom, bathroom and en-suite
? kitchen and utility units and work surfaces
? tiling for kitchen and utility

There are also other options we will look at too, such as:
? removing the fireplace (get credited for this as we don?t want one ? DH?s wants the space for his Plasma!)
? upgrading wardrobe doors (not likely to I don?t think)
? upgrading hob/oven/sink in kitchen from white to stainless steel (pretty likely we will)
? moving a unit to allow for fridge freezer, rather than separates (yes)
? purchasing a dishwasher as plumbing is already there (yes, definitely)
? possibly buy new fridge/freezer, washer and dryer (maybe, as ours are getting older)
? (maybe) put a shower over bath in family bathroom
? broadband point somewhere (if possible!)

Think that?s it!

It is very similar to this one for sale here.

3 bed town house

This one is in the very same new estate. Slightly cheaper than buying new, as there are still new ones (well, now 2 left) available. Other houses on estate are mainly massive 5 bed detached homes, and a few apartments.

Estate was an old isolation hospital. It is right on the very edge of Sheffield; next to the estate is the peak district! Estate is lovely and well thought out. Has lots of green areas, a village green, duck pond, bridle ways, children?s playground, mini football pitch and an all weather surface pitch. Both the primary and the secondary schools are very good.

So, very different from our city living, but very excited. It?ll be ready for around June time. We put our reservation fee down today, we go into to choose colours, etc. in two weeks and we exchange in 6 weeks.

So chuffed for you Hulababy! Sounds lovely

FWIW, I'm dead chuffed with my new house too - just wish we could shift the old one

Looks lovely,

I would go with the Kardean in the bathroom, kitchen and hallway, really really hardwearing and looks great!

Hope yours doesn't have "Twin rear facing uPVC double glazed high quality flooring" though, Hula - no wonder they're selling.

It does look great, and next to the Peak District couldn't be nicer!

LOL JanH - typical estate agents I guess!!! Erm, I will check though ;)

It is literally on the very edge of Sheffield. There are no other houses next to the old hospita l site - just the peak district - oh, and a bit further on a lovely looking pub

gingerbear. There is lots of room for playing out once we are there, and DD can have her pink princess bedroom -- and a toy room too :D

BTW, are you about sometime soon? DD would love to play again.

Yes, Lodge Moor is really nice. We will be poor relations along with all the others in the 3 bed town houses pr the apartments. Most of the other places on here are massive 5 bed detached things for half a million! Oh well.

It's great, as I said on other thread, as we have SSTC on our apartment we are eligible for their deal od paying the stamp duty for us - saving around £8000!

hi hula

are you not buying the one up the hill now?

Report
Hulababy · 07/02/2005 09:45

katzguk - no, not now. I know..... BUT these are actually a much nicer layout for us, it's bigger (despite being one less bedroom) and they are ready much sooner. And, if honest, they were far more professional when dealing with us. Those building up the hill still haven't sent us out details of the spec and the options list we asked for. Got fed up of having to chase them. It's not as if they haven't sold them all so don't need to either!

ks - THat area of Sheffield (South/South West) is one of the most "high income" areas in the UK now. It was something like 3rd or 4th in the country last year for higher income households. There is a heck of a lot of money up here! One of the equity partners at DH's firm sold his house last year for just under £1m, and several of the other equity partners have houses in the area which are well in the £500k - £1m bracket!

Thing is, the other side of Sheffield can be the compleete opposite, with some very low income households.

Sheffield is very much a city of variety!

Hula, will email you about a playdate.
Lodge Moor - is that down the hill from Katzguk's house then? ('Scuse my lack of Sheffield geography)

Hula,
Congrats! That looks lovely. I keep images of homes like that in mind as a goal to work towards. Enjoy!

OK gingerbear. Lodge Moor is further on up and over the hill. Heading further out towards the Peak District. It is right on the very edge of Sheffield.
