Seen a house I REALLY want - 20 others seen it in block viewings - tips on clinching it?

Sorry, I keep boring you all with this saga. I am a cash buyer, not in a chain. It is on at a good price already (£50k was knocked off the asking price last week) though it needs completely gutting. I really want it so badly. We are living in a tiny flat at the moment with a small baby and have already had one house fall through. I am making an offer below the asking price first thing on Monday morn (estate agent said she wouldn't be considering any offers until then) - I am desperate for this house. How can I get it? Will I have to pay more than the asking price, I wonder? Seems crazy in this climate.

If you like it and its a forever house, then I would up my offer, remember the EA will be rubbing their hands with glee too.

I would put a time limit on the offer too. Say your are offering x, your a cash buyer, you want it off the market and an answer by close of business tonight.

Oooh, tough one. This could turn into a bidding war though which you don't want, not sure how it can be avoided to be honest though.

I would probably offer but not be too hopeful!

Can you afford to do it up if you offer 5K more??

I would prob offer but say you want an answer asap and prop off the market immediately.

I have bettered their offer by a couple of grand, asked for answer asap and property off the market.

It was worth going to see the EA yesterday to make my offer as I think she seems to be more on my side (or is it because I am a cash buyer!) I don't think the others are but I could be wrong.

Cash buyer is more important than a couple of extra grand. Ask what sort of position the other party is in to move...

It went for £225k to another cash buyer.

I tried to keep up but in the end I couldn't.

It's just as well as it happens as I had a meeting today about my return to work (I was supposed to be working part time from home) and now they have totally renaged on this, changing my financial position for the worse.

I feel really let down.

I was very upset about the house earlier but the only thing I can say is that this news about my job has overshadowed it.

Thanks so much for all your helpful advice and kind wishes.

Soory to hear about the house and you'll hate me for saying it but it wasn;t the right house for you.

We had a flat fall through about 10 years ago - to say I was devestated is an understatement, however it turned out to be a blessing as we managed to get something far bigger, better and cheaper.

Hang in there, it will work out and you'l find somewhere better.

Much worse things can happen I know, but nonetheless I am pretty upset (work is the real shocker though!) but yes, NeedaNewName - ultimately, I am a fatalist and it just wasn't meant to be.

I actually feel narked with the successful buyers, which is not clever or rational at all, and certainly not gracious.

Just caught up with this. I was a cash buyer and lost my house to a chained offer. It ended up in bids and they offered at least 20K+ over asking price. Crazy, but they got the house. So cash is not always the winner! I was in the same situation as you LT, if I offered that much I would have to get a mortgage and if we offered the asking price we had very little to do it up (it needed complete update).
