Does anyone have experience of living in terraced house adjoining pub?

I've found a house on Rightmove that I really like, but it's a terrace attached on one side to a pub.

It's a row of stone built Victorian terraces, the kind that directly front the pavement. Googling the pub (it's about 3 miles from where I live and have never been there) it's described as a locals sort of pub. It is clearly quite sports-focused as it has a big sign advertising football on the TV and the inevitable England flag out front (location a small town in north England).

The house has a fairly good garden at the back, running along the pub's outside space, there are trees and fencing separating them.

My main concern would obviously be noise, even if the walls are thick, you might get a lot of people hanging round outside talking loudly, especially in summer. Also general anti-social behaviour.

Obviously, we could view the house but unlikely to be possible to get inside at night when noise levels would be at their peak.

For context, although my husband and I used to be regular pub goers, we both gave up alcohol a few years ago, so we don't use pubs much now other than for meals or occasionally a coffee. Neither of us watch sport on TV either, so the pub wouldn't be a facility we would use. We are in the 50+ bracket and looking to downsize to a small terrace or semi.

I am interested particularly in any experiences of living in this type of house, but general opinions/considerations would also be much welcomed. Thanks!

We lived next to the pub until last year and I'd never do it again.

Not because of the clientele or even the noise when the pub was open. The 5.30am deliveries and the 6am emptying the glass bins were the killers. And there's nothing you can do to soften either of them noise wise.

Just something else to watch out for. My DS had his AIP/mortgage offer withdrawn when he put an offer in on a terraced house which adjoined a commercial premises. It was a reception/office for a small garage. Fortunately his mortgage advisor managed to get him a mortgage offer from another lender and he went ahead with the purchase. Not sure what the reasoning was behind it.

As others have said the resale is the issue, most people won't want to touch a house adjoining a pub. There was one near us (coincidentally when we lived in West Yorkshire) that was a beautiful house, high spec renovation, amazing value for money but it went under offer twice within 18 months and never sold, they rented it out in the end. Most people see their home as an investment and your resale market is going to be tiny so not worth the risk.

Also I despise cigarette and vape smells and the thought of people leaning on my wall while they chat over a smoke or say their goodbyes would be intolerable.

We live in a terrace joined to a pub and honestly have had no issues with it. Helps the owners live in and are really nice people with kids a similar age to ours. They do have live music and events on as well as a decent garden- you don’t hear the garden noise when the back door/patio door is shut. If you have an alley to your garden between the pub and the house like we do it makes a massive difference as we genuinely hear nothing, even when it’s busy in there.
I think a lot of people panic about being next to a pub and the reality isn’t always anything like what they imagine. Deliveries I do ageee are probably the noisiest part, but it’s nothing worse than living in any village centre/busy ish road tbh. Our house is a character property and absolutely beautiful- no way we could have afforded it if it wasn’t for people not wanting to live next to a pub- I would go check the place out personally at weekends etc and see- for us it’s been no problem, nice even- people are really friendly and chatty as we come in and out of the house!

My nephew lives adjoining a pub but it’s a really a city workers pub- it doesn’t have late licence and is closed on Saturdays and Sundays. Also, he’s early 20s so not at the life stage for relaxation and early nights. DD also has a school mate who is adjoining a pub but the family are pub regulars and it’s a family friendly fancy gastro pub so really more comparable with adjoining a restaurant.

If you’re even vaguely considering it visit the pub during a big sporting event and on a couple of Friday/Saturdays at chucking out time.

Thank you for so many helpful perspectives. It does seem that, while there is a chance it might be OK, based on the ratio of OK to not OK in the responses, the odds are against it.

I would describe myself as fairly noise sensitive - I'm not one of those people who can sleep through anything - and being able to resell the house without too much hassle is important to me, so I think on balance it's one to swerve. A shame because it is a nice house, ticks most of my boxes and is in that sweet spot between liveable but needs a bit of a facelift, and I could really see how I could have made it perfect with not too much effort.

If we had been regular pub goers it might have made all the difference but since those days are behind us, we'd get no benefit from the pub on our doorstep.
