where to buy near-ish to Cambridge

A recently divorced friend is moving from Scotland to the Cambridgeshire possibly Hertfordshire area and as I live in the south we'll be looking at properties for her together (but I know nothing of the Cambs/Herts area). She will have occasional meetings in Cambridge so will need to be in driving/public transport distance, but it will be less than once a week. She does not need to consider school catchment and is prioritising a safe, relatively quiet area. Budget is around 250,000 but she might get up to 280,000, two bedroom minimum so she can have a home office, preferably a house rather than apartment and not a doer-upper. I have just started looking at Cambourne, Over, Papworth Everard and Longstanton, many of these make a big deal of school catchment areas, so I wonder if she could get more for her money in other areas as she doesn't need that. Are there any other places we could be looking? Or avoiding?

I've heard that in some of the villages/towns on the Cambridgeshire/essex border (eg Linton, which is commutable to Cambridge by car or bus), there can be a significant discount in price if you're on the Essex side. If that's true it may be worth her being aware of.

There is no Essex side of Linton, it's all very much Cambridgeshire! But yes, the villages on the Essex/Suffolk border eg the Camps are generally cheaper. I'd say that was as much to do with the distance from Cambridge, few village amenities and lack of public transport as the postcode.

Personally I wouldn't rule out the Cambridge side of Haverhill. It's definitely commutable to Cambridge, although the traffic is dreadful. Bury is a good shout, the centre is nice too.

The Suffolk side (Haverhill) is cheaper than say Saffron Walden (Essex), but as per pp there are reasons. Newmarket would be doable to Cambridge.

Would Bedford be too far? Some of the surrounding villages could be worth a look.

Also where does she need to commute to in Cambridge? The train station is a good 15 minute walk from the city centre, so depending on her destination she may wish to look at proximity to Park & Ride (less so for science parks which have parking - though not necessarily close to train station).

It would be good to think about what form of public transport she likes best. There are trains from some places, and then the guided bus and the park and ride places. There are also park and cycle options and she could even cycle from quite far away if she is keen. It really depends what she likes (or dislikes least).

Saffron Walden is lovely and fast trains into London from the nearby Audley End. Getting a house in Saffron Walden for that budget is pushing it though might just get lucky if somewhere will do a good discount on asking price. Surrounding areas can also be nice if quite remote but the extra distance and remoteness means prices are lower. There's this which looks nice though not been there but super safe around Saffron Walden.

North of Cambridge is generally cheaper than south.

There is a free bus from the Cambridge North Station to the science park, if she is trying to get there, and a new station is being built at Addenbrooke's so getting the train to there will soon be an option.

Personally if she doesn't need schools i'd look at villages nearer the suffolk side at that budget. Cheaper generally and some nice community villages. Also with sunnica approved you may get some bargains.

Chippenham/worlington/mildenhall/west row/snailwell/Isleham/ red lodge.

Depending on how often she's going to Cambridge i'd open the search towards Thetford. Train direct to cambridge and Cambridge North and ALOT cheaper Bury st edmunds is nice but more expensive. But may be cheaper a little out.

I'd look at Attleborough/Wymondham/Thetford areas and surrounding villages.
Close to A11 as well as railway stations.

I think you would need to consider exactly where in Cambridge and if using a car about the parking - for places like Addenbrookes south is easier though once a week I think is doable. Its a lot better out of peak times. Parking can be incredibly expensive. But off a train route does decrease house prices a lot.

My son lives in Waterbeach and that's nice and not too pricey. Direct 5 minute train journey into Cambridge and also direct line to London.

A lot wfh mostly especially science park companies.

Plenty of rooms in shared houses in Cambridge for people starting out and plenty of flats also.

There are cheaper areas inside Cambridge itself - Arbury (usually referred to as convenient for the science park), although even that's out of her budget really.

I was a teacher in Cambridge for twenty years. People mostly commuted - Huntingdon, Ely, Streatham or were starting out in shared houses.
