How to find out how much mortgage i'd get

Firstly i am clueless about all of this
so please be understanding and bear with me
i work part time and don't earn a lot. get some tax credits on top
i have a child
i want to find out how much mortgage i'd get if i was to buy a house (if this did happen the deposit would come from my mum) so for example we'd need to know how much mortgage i could get so that we know what we could afford/how much they'd have to give.
how do i do this??
how do i find out if i'd get a mortgage and how much i'd have to pay each month?
who do i call about this?
i just want to find out in theory so i can work out if this is even possible.

when you make calculation, add your gross income and include any income you can PROVE(child tax,working tax, maintenance, frenlance..etc).
I think halifax calculator will automatically deduct the cost of living.

Get a part interest/part repayment mortgage - its easier to meet the affordability requirements so you can borrow a bit more on paper and then make sure you overpay the mortgage.

It's around 4.5 times salary atm.
But depends on outgoings etc - you'll have to fill in an affordability calculator too.

Not all lenders are giving 10% deposits atm, some require 15%.

@purpleme12 sounds positive! I would advise a mortgage advisor/broker (a lot are free and they get paid from the mortgage company) mine was an absolute life saver, like you I was confused, she was brilliant and chased things constantly, definitely earned her commission!

Yes I got it through an independent mortgage advisor . Because of what people said on here
Just hope it all works out now...
Got 6 months to move out of here and I've no um idea how it's all going to work out...

I would advise starting to look now, the process is horrendously long at the moment and it took me 6 months exactly to complete!

3 months into a house sale and our buyers just pulled out as they have decided they can't afford the mortgage despite the bank agreeing to lend it to them so also make sure you are happy you can afford the payments.

Well considering the rent I've been paying each month it's not the mortgage payments I'm worried about!

I've got a mortgage in principle with santander (as they take into account things like tax credits)
another place has offered me a mortgage broker as they have different places they deal with - is it worth bothering all over again?
as obviously i don't have a high income and would need someone who would take this into account?
or just stick with this person i've already got one with?

I'd go through an independent broker when you've found a house and had a offer accepted.

Yes some take tax credits child maintenance etc into account , mine did ( nationwide ) when I first got my mortgage years ago and quickly had a look for you and they still do now

However on the online calculators they don’t go into that much detail just more what u earn so U can always give lenders a call and they will go through all the finer stuff with you ( including your out goings etc ) and give u an idea what u could borrow

I didn’t read it the whole thread no sorry

I’d maybe try a couple of places to compare as I say nationwide take into account any benefits etc just to make sure you are getting the best deal !
