25k for a re-plumb?

In the process of buying an older house. It needs a fair bit of work but is not unliveable. Have managed to keep a chunk of equity to modernise and was chatting to our plumber about a re-plumb. He says £25k for a full re-plumb (water supply to bathrooms and kitchen plus new radiators and pipes). This seems like madness to me, but I’m not in the know. What do you think?

We replumbed a 3500sq ft house up north inc 2 bathrooms, 2 shower rooms and 2 wcs and paid about £20k, inc zhender and bisque radiators. We had a QS so I'm confident we paid a fair amount.

We paid £2400 for the plumbing on our extension and £2500 for a new boiler (large enough for 4000 sq feet) plus 2 new radiators including running pipes (two rooms were without them) individual radiators we did ourselves and cost £50-100 depending on size but haven't replumbed everything. Hope that helps. £12000 seems about right from my experience

Just seen your comment at 18.16, OP. Tbf that's exactly what we did. We took the view that we were doing this once and that we're never moving out of this house.

You can disagree as much as you like but given I’ve just done a huge renovation and virtually rebuilt my house including replacing all the underground piping etc and have several quotes i can tell you it’s correct. And there’s no hope of getting someone decent here for £200 a day. Ultimately though whether you think, knowing nothing about my build, I paid too much I’m extremely happy that I had a top end job done by people who know exactly what they’re doing and it’s done to the exact spec I wanted.

@Apparentlychilled yes I can see the argument for doing so, but we thought that about this house and spent £100k on renovation and extension but now we are leaving it. I guess I’m feeling like the pragmatic option is the best for us, but that could all change when we get in there...

My parents have a 3200 sq ft house, 3 new bathrooms and kitchen and utility to be fitted by the plumber was £15k. Included tiling. Already had a new boiler (2 years).

6 bed 5 bath, total replumb. Sounds ok to me. It’s all relative

The replumb would be a good thing to invest in.

When it comes to ripping stuff out and replacing, it's often cheaper than restoring the old stuff. Also, if you employ your local builder, they might lack the expertise in restoring and experts take time and money. That's why in more affluent areas you're more likely to see stunning period features.

I think the current solution is to re-do all the supply pipes - too much lead to do anything else. There have been conversations about a large combi instead of the current boiler (at the moment the owners can’t find the gas safe cert, and our plumber has noticed some issues that need fixing). Or possibly an unvented cylinder. The mains supply pipe needs upgrading too I think. Then as for the heating system, I’m not sure if we upgrade the pipes or not. I guess when we get the house (if? We are in a chain) we will assess what needs doing in order of priority.
