Been on the market for (I think) about eight or nine weeks now.

A few viewings at the beginning - all of them liked the house - two want a return visit but haven't sold theirs.

House is priced at 365k. Next jump up is around 550k with no reductions happening in that price bracket.

Threee houses for sale in our village - my four bed semi at 365k, a 3 bed cottage in a rotten position also at 365k and a 2 bed bungalow that needs work. My house is in mint condition right down to having gorgeous new patios.

I honestly don't think it's overpriced for the area - but where have all the flippin' viewers gone? I don't want to reduce the price while we still have two interested parties trying to sell theirs.

Anyone else not had viewings for weeks?

There is a mortgage squeeze, especially for the self employed. We had to pull out because they wouldn't lend us 75K we needed to buy a house, the previous year they would have given us 180K.

We had to pull out. Agent was very understanding and said there are others in our shoes, not necessarily self employed.

Things are getting a bit pearshaped in Cambridge where the prices have been rising consistently since the crisis. What crisis? Say the owners here...

Well some are going to lose their council jobs so I guess the penny is dropping. Buy to let people seem to have vanished, I'm seeing reductions now, which is unheard of here.

Two more viewing requests have just landed. How weird after all that time without a viewing...hopefully this makes some of you feel better about lack of viewers.

Some friends of ours sold their house at the weekend after 4 months on the market and no viewings since August

I hope it works out for you. However, I'm not sure that you aren't be unrealistic. Most buyers think their house is gorgeous. It is to you but may not be to other people. A house is worth what someone is prepared to pay for it.

I don't mean to mean to be hurtful. FWIW it sounds nice to me but we viewed lots of houses that we supposedly in excellent decorative condition but weren't to our taste and sellers wouldn't budge on price.

We've just bought a house described as stunning and in excellent decorative condition - I wouldn't agree with that description at all.

In your situation, I wouldn't go into rented if you don't have to. we were in rented for a year and never once were our bids considered differently to people in chains because only money talks.

Agree with what you are saying, NNN, about different tastes. I suspect most younger people like wooden floors in the downstairs living spaces and stainless steel cookers, door furniture, light switches etc. I tend to like them too, but we have carpet as my husband feels wood is too cold, and our kitchen is Laura Asley-ish. I am wondering whether lack of wooden floors and stainless steel counts against us, but I guess its swings and roundabouts. The house we really like has acres of red carpet. Hate the carpet with a vengeance - but still love the house. The house you are buying needs to match exactly with your taste for you to be happy to pay top whack.

I agree I've never seen a house that was "stunning" as described by the EA. At best, I've seen "could live with the decor" and I can't help wondering whether some of these EAs have ever seen a house magazine in their lives.

We're in the north, Jools.

Our house has wooden floorboards, art-deco tiling and some more modern ceramic floors in newer areas of the house. And yes, stainless steel cookers, door furniture and light switches, though I'm not sure people actually notice the little things like that (or do they?). We have nice deep skirting boards and original coving (now, I would notice that).

Your husband is right to say that wood is cold (and it lets in creepy crawlies) but I think it looks so lovely and you never worry about stains on the carpet with little kids. I think some houses need that bit of character but I'm not fond of "wood effect" flooring. Must admit, I will probably carpet the sitting room next time, though mainly because next house likely to have concrete floors (most of the property round here is 1960s or 1990s).

We have another viewer today (they have nothing to sell) and we've viewed a wreck of a house this morning (took a builder and architect) so let's see what happens. The builder has given us a ball park figure of 140k to renovate the house we saw this morning (ouch). It needs complete rewiring, central heating overhauled, new boiler and huge extension to the side and back. We need to realise the potential of this house if we are to offer on that.

(I wonder whether they'd accept 10% below asking given how much work it needs?).

Hope it all works out! We dropped ours by £10k to £255k last week and it hasn't even created a ripple! Would happily take £240k upwards.

The house we want has been pulled from the market but the vendor will accept an introduction to us from the estate agent if we are in a position to proceed. At least I suppose that means no one else can buy it.

So stressful, I lie awake all night wondering why I am trying to do this with a 2 year old and 29 weeks pregnant.

Good luck with the viewing Quietplease. Do offer 10% less at least. You can always offer a bit more if they don't bite.

I am equally as stressed, Blanche, but I don't have a toddler and another on the way, so I feel for you. Its interesting that the house you like has been taken off the market. I think that is starting to happen now - we are certainly considering it. And what happens when there are fewer houses on the market?....altogether now ....prices go UP!!!!!!!! Aaaaaaaggggghhhhhh!!!!!!
