Do I need to dress up for house viewings I lead?

When did the law change to say people had to wear make up ?

Why are you conducting the viewings? That is one of the things that you are paying your Estate Agent to do. Viewers are likely to be more thorough on a viewing with an agent than with the Vendor as they are less concerned about what the agent thinks than what the Vendor thinks. it is always good to have a buffer between vendor and viewer/purchaser.

I did the viewings myself and enjoyed it. I made myself smart enough that I'd be seen in public, but no special effort.

I got given two great tips for doing viewings. Apologies if you already know this, but I found these really helpful...

1. Invite the potential buyers into the rooms ahead of you. Then hover by the door. If you go in first then all stand in there together, the room will feel smaller.

1. Think of a selling point for each room. This is to stop you simply stating the obvious - "err, this is the dining room" but also it's a chance to tell them good things about the house the estate agent wouldn't know, and to sell a lifestyle.

So, you might say something like "this side of the house gets lots of light in the mornings, I love sitting and having a coffee by this window in the morning"

Or, "My daughter does her trumpet practice in this room. Fantastically soundproof walls, the neighbours say they can't hear it".

Or whatever sells your house!

I would never ever go out in public with wet hair. I haven’t since I was in year 8! That’s not ever acceptable. Styled hair and light makeup are a must.

Surely the viewings are included in the fees ? We’ve never paid an agent to do viewings.

£35 an hour?! Aren’t you paying them a % on the sale of the property? I’ve never heard of an agent charging for viewings! Where do you live?! I was thinking non uk but you’ve said pounds.

What if they did viewings and then didn’t sell it? Never heard of such a thing.

Neat and tidy rather than scruffy is fine. I agree about wearing slippers to make the point that outdoor shoes aren't worn inside. Make-up? No. You're not looking for a date are you!??

Our vendor showed us round and had classical music playing, likely attempting to set a certain type of atmosphere but it drove me nuts. I couldn't think. So I kept saying "pardon?" and she turned it off. So don't do that!

I take the point about not liking vendors doing viewings, but I lived rurally and none of the local EA’s opened on Saturday afternoon or Sunday. Also by doing the viewings I could accommodate times etc. I always suggested to the viewers that they wander round on their own after I’d shown them the basics. Anyway, my point was that the viewer who caught me off guard with the house in a mess, bought it!

When I viewed my house it was through purple bricks and I honestly didn’t give a second thought to what the owner looked like. I think she was wfh casual but not too casual but I honestly can’t remember. I was more interested in the house although the fact she personally was nice helped

Why are you doing the viewings?

I wouldn’t notice at all what you look like, but I prefer it if the homeowner isn’t the one doing it to be honest. You can’t ask the same question you’d ask the agent.

You need to not do the viewings.

as long as you are clean, clothes clean and don’t smell 😁 then that’s fine by me

I don’t wear makeup and wouldn’t put it on for this. I would probably dry my hair though.

This, it’s the worst to look with the owners leading you have to make nice and say nice things and can’t have an honest discussion,

when we have bought there is no way to say to the owner, it needs a complete revamp, or the outside is a dump, or the bathroom needs replacing as you can cause hurt feelings, you walk round saying wow its lovely.

No one is going to buy your house as yoire dressed up. That’s not a thing. Clean and presentable is all that’s required,

I wouldn’t care what you were wearing, I doubt I would even notice. I absolutely hate looking round with vendors though so that in itself would put me off - I would feel I couldn’t be honest and look as much as I wanted. I would request the agent though if told it would be the vendor. The only time I don’t mind the vendor is if I am ready to make an offer having already seen it and have questions,

I don’t think you need to dress up, just look – as my DM used say – clean and presentable 😊

The only advice I would give is don’t wear overpowering perfume, and don’t have BO: both of which I have encountered when being shown around houses by the owner.
