Can you guess how much this flat is worth?

If there were two flats in the same building, both 46 square meters, both with very similar nice finish. One is a one bed and the other is a two bed. Both on the same floor. How much do you think the two bed will be worth?

The one bed has been valued at £220k. They are the same size. The one bed has 4 spacious rooms. The two bed has 5 slighly smaller rooms. It is nicely portioned with a double room and a single room that's used as an office, nice living room, smaller kitchen and smaller bathroom.

I own the two bed and have just got the valuation back and I'm surprised. We live in Scotland so theres a home report.

If it's got an extra room, but not extra space, I'd expect the price to be close. £230 or £235?

Given the sq m the same part of me thinks they should be the same price. Presumably the one bed could be transformed into a similar two bed relatively straightforwardly?

I’m going to guess £225k.

So if you're surprised it's either much higher (because 2 bed) or much less (because small rooms). So either £190K or £250k.

To be honest, I'd probably expect the one bed to cost more because the rooms sound more generously proportioned, so I'd guess yours was valued at £215?

You've got a small 'office', a small kitchen, a smaller bathroom. Sounds like they've created 2 bedrooms rather than one in your flat but squeezing the other rooms. You both have the same floor space, just distributed differently.

I'd rather have the 1 bed with spacious rooms. I like a bigger kitchen and bathroom.

What post are you looking at? The OP has only posted one post - and it says the 2 flats are on the same floor in the first sentence.

Here is her first (and only post so far.)

Maybe 10-20k more than the one bedroom flat, if they are the same size. A single bedroom isn’t suitable for sharers so it isn’t attractive to landlords. It isn’t useful as a guest bedroom if you can’t fit a double bed. It’s not a forever family home if it only has a single bedroom. It’s only real advantage is for someone who works from home and wants a separate office space.

How do the valuations work? If it’s estate agent led and the one bed hasn’t sold they might think realistic price for either of them is nearer 200 in a falling market.
Not sure what home reports do in Scotland or who prepares them

46 sqm is way too small for a 2 bedroom apartment. There would be very limited storage in the bedrooms and kitchen. It's quite small for a 1 bedroom too really, but absolutely doable. I think the 1 bedroom is probably much more comfortable to live in so I think they will be the same price or maybe 5K more for the 2-bed.
