Three small bedrooms or two larger ones for a growing family?

what would you prefer if you were buying an 82 square meter flat and wanted to have kids? Planning to keep until kid 2 is two years if all goes to plan.

A three bed where all bedrooms are small but only one is double. So second and third bedroom could be small kids rooms or an office.

Or 2 bedrooms which are both really decent size.

Assuming all else was equal.

Wouldn’t buy a flat if planning on having kids. No offence. Would see if the budget stretched for a house.

I’d go for three bedrooms if one or both of you work from home so you can use one as an office. Small children usually prefer to play downstairs where other people are so don’t needs big bedroom yet.

And of course you can have children in a flat, even though there are people who would prefer not to.

The 3 bedroom one. I think that larger bedrooms are brilliant for older kids but not so much of a benefit for young children.

I would also prefer a house but live in the centre of a big city we love and it's just not possible without going rural

Does either of you work from home? Or frequently have visitors to stay? If so better to have an office / third bedroom, if not go for the bigger second bedroom.

We did a 2 bed flat for a while when the DCs were little. I’d never do it again. The living space generally reduces proportional to the number of bedrooms which was the biggest issue. We were just so very cramped. That extra room makes a huge difference.

we both work from home and have visitors about thrice a year! There is the option to hot desk at a cowering space

Three bedrooms definitely. A flat is fine. Most people I know live in flats.

3, options to have separate spaces for all sorts of reasons - work, crying babies, visitors will be much more useful. Small children don’t need a lot of indoor space. Will you have good access to outside spaces??

Are you saying there is a flat with 2 beds which is 82 sq mt or a flat with 3 beds which is 82sq mt?

I would always rather have more rooms

I dont like open plan and most flats have a kitchen/diner or living room/diner or worse, 'open living space' (aka, one room living)

They're a con. A big conversion flat which has a dining room seperate to the living room, plus bedrooms. But presumably that will cost more.

I had a 3 bed flat with a small double and 2 singles. Sold it last year. Viewers loved that it had 3 bedrooms and it had a buyer in 4 weeks in a market where no one wants flats.

I’d go three bedroom. Little children don’t need big bedrooms as most of their paraphernalia lives downstairs (or in the shared rooms)

the flats im looking at are all on one floor.

3 bedrooms, one living room, kitchen, and bathroom
