Buyer has come back

The buyers pulled out on the condition that they would come back when I'm proceedable. I found a property and duly informed them, only for them to go radio silence. I couldn't go ahead with what was my dream property, and now it's sold to another buyer. I relisted the house 11 days later; a short time after that, they wanted to know if the house was still available???
I don't want to sell it to them. Am I being unreasonable?

You are right not to trust them, they have proven themselves unreliable. Have nothing more to do with them.

CarpetKnees · 29/07/2025 17:11

So, you have one lot of people who are, in effect cash buyers, but you don't want to sell to them because they were away when you contacted them.

You have 2 people who say they are interested but who aren't proceedable.

But you want to not sell to the people who want your house AND have the cash waiting.

Okay..........

DwarfPalmetto · 29/07/2025 17:09

They already dicked you around. I wouldn't bother with them.

SamphiretheTervosaur · 29/07/2025 17:07

I think you should tell your agent that you are unimpressed with their communication. Presumably the agents know the full story

Proceed as though they don't exist and then, when you have another property you want to confirm on let them know

Binks28 · 29/07/2025 17:06

I just don’t trust them .I have had 2 others interested but they have not sold their house s yet .

The new build was already complete .

The first sentence is a little odd… as soon as they pulled out they were out as far as I would have considered. If they were cash buyers I probably would have tried a rental for a month or two to try and keep them rather than letting them go off and look for another property. I think it’s a frustrating process but it’s not personal so I’d look at what other interest you’ve had before declining their offer.

SeaShellsSanctuary1 · 29/07/2025 16:00

They were probably put off by you buying a new build. I would be, they are often a right pain when it comes to completion dates

Binks28 · 29/07/2025 15:31

They were cash buyers (already in rented accommodation), we were told to take our time in finding a property. We found a house within 5 weeks and they knew we had to put a deposit on a new build. If they didn’t want it, they should have just said so.

They were suppose to let us know within two days as they said they would think about it, but they ignored all messages. They came back and said they’d been away, totally ignoring our deadline.

How long between them offering initially and then pulling out because you hadn’t found anywhere? Were they impatient, or had they waited quite a while?

You can sell or not sell to whoever you want though.

Nourishinghandcream · 29/07/2025 13:44

You can sell (or not!) to whoever you like but in what can be a difficult and/or slow market, you don't want to cut your nose off to spite your face.
If you feel they may let you down again, that is a perfectly good reason to dismiss them this time but realistically, how many other potential buyers are there?

When we were selling a few years ago there was one couple that we took a dislike to (long story) and although they offered the most (went to B&F), we did not accept their offer and went with someone else (third highest offer).

Therealmetherealme · 29/07/2025 13:43

So you didn’t have a property to purchase, when they made an offer on yours? Do they have a buyer waiting? Did the chain break? Homebuying chains are so complicated and frustrating. I feel for you.

TonTonMacoute · 29/07/2025 13:43

A sale is a sale, how desperately do you want to move?

As someone who is trying to sell a house that no one even wants to look at, quite frankly I'd bite their hand off.

Prayingforananswer · 29/07/2025 13:42

Was there a reason for the radio silence eg illness?

Cardinalita90 · 29/07/2025 13:41

Well presumably you're now again not proceedable so why have they changed their tune?! I wouldn't waste my time with them again.

BCBird · 29/07/2025 13:40

They will have to realise we can't always get what we want.
