I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I don't think the pictures are great. The whole house downstairs looks like a corridor with no windows.

The kitchen looks non existent.

There house looks beautifully presented, but very awkward.

I would redo the photos. Maybe you need now of the features of the rooms.

I thought that, one long corridor and the huge table / worktop in the kitchen adds to the corridor feel.

The garden needs a bit of a tidy up.

RominaDina · 02/07/2025 06:37

Good points, also - OP, you acknowledge that the kitchen is "marmite", it's not going to suit everyone. Many people wouldn't want to live with that, but if the price was right, then they would untill they could afford to remodel.
So. We're back to the price.

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

I know a lot of the feedback was direct, but you have some great points to take to the estate agent now and have your house re-listed. On MN if you want an honest opinion, you'll get it.

SayLaveee · 02/07/2025 06:31

"Oh there's a direct train to London, lets hike the price up by 33%"...

I think the flurry of "selling houses in completely random locations to Londoners" is a post Covid thing that is starting to slow now, OP you should have sold this two years ago and you might have done it for that price

SayLaveee · 02/07/2025 06:27

echt · 02/07/2025 03:52

Is it because Margaret Thatcher was born and raised there?

The vibe, as it were of her malignant presence.

Haha I didn't know that!

No, just that while the house looks lovely, its a small house for that price. The location doesn't justify it.

Wolmando · 02/07/2025 05:48

Not that there is anything wrong with Grantham, it's just one of those areas where house prices are generally cheaper, I live in Northants and houses are cheaper there too. It's just overpriced so people probably wouldn't bother looking.

Flyswats · 02/07/2025 05:42

EllasNonny · 02/07/2025 02:54

It's not Victorian...

It really is, there are several original features you can see in the photos. Why do you doubt that?

Wolmando · 02/07/2025 05:40

Definitely the price, who is going to pay that for a terrace in Grantham

DrPrunesqualer · 02/07/2025 04:19

It’s overpriced compared to what you can get for your money
The basement and loft have been converted so all storage has been lost
I can’t work out if the basement room is habitable. A pic showing the window externally would help
The carpets are thin and dark and tbh a put off
The kitchen is basically one huge island with a fridge to the side. It’s just a big route walking around it all and not a seller.
There’s a bed in one room in front of the chimney brest which screams there’s not enough room in this room, so I’d move the bed
original features have been lost.

I would definitely not have the garden as your second picture.
The house externally is beautiful and the front image a real plus I just think you need to lower the price so it sits amongst similar properties on rightmove at the very least

I had to Google where Grantham is, no shade on the place but im not paying that price for a house in a small town

Gosh, that one is lovely!!

sandyhappypeople · 02/07/2025 01:06

I'm not sure why you are countering all the points people have raised to argue them, those points are what are keeping buyers away. Fair enough if the house isn't a true reflection of what people perceive through photo's but then do something to address all those points instead of arguing the toss.. people opinions are buyers opinions and you won't change that by explaining things, first impressions count for a lot.

If your house is nice and light and spacious and airy, the photos should be able to reflect that, and they don't, and for that sort of money everything should look immaculate, and dressed to impress but the beds look scruffily made, wires are trailing in the living area, shower looks like it's just been used, boiler on display, mish mashed furniture everywhere and clutter everywhere in the attic, garden is unkempt with a hideous looking fence on one side, which looks like it needs replacing and the photos DO make the whole house look narrow.

The house is lovely but the photos and staging are not very good.

But that kitchen would be a deal breaker for me, I know it is personal choice, but it's just not practical.. that island clogs the whole room (which looks huge) and there's only space for two people to sit in that whole room comfortably! It's a bonkers concept and I would have to budget for ripping that out and installing a proper kitchen to better utilise the space, so it would be an instant no for me at that price.

I think it’s obvious just walking around. It’s dirty and feels neglected, it’s a bit like a small version of Peterborough. A lot of the surrounding villages are lovely but if I lived in any of them I’d never go to Grantham when Stamford - which is completely the other end of the spectrum - is so close.

Thank you, yes I agree about driving to Stamford. Where I grew up you had to drive a way to a large town anyway so I am used to that. Grantham could just be for the station.

I think it is a lovely house though with a timeless facade and cute touches inside & interior.

off topic…
I do wonder why the British don’t do more with their gardens and always have those narrow gardens that aren’t usable. It would make sense for more people to use patios and Alfrescos with this space for drying laundry or for children to play under even when it’s wet. This is coming from me though and my garden is basically an overgrown jungle at moment.

We lived in Greencroft Gardens in NW6 in London for three years in the late 90s. It was just gorgeous. We’re now further in the South East but I recently looked at properties for sale in that area.

It was quite shocking as most were full homes priced at around £3-4 million but every single garden was just tired and unloved.

All I could conclude is that these were ‘city homes’ for people who spend much more on the gardens in their second homes in hotter parts of the world.

Maybe you should take a trip there and see for yourself.

I have failed my driving test there twice 😆
You are right though, I will go. Would you say that the issues will be immediately obvious driving and walking about, or are some more concealed from the casual visitor? Also, do you think the same problems apply to the villages around, or are they just not lucky with their nearest town but better in themselves? Thanks 🙏

Can you explain why it’s so undesirable?

I live nearby and it’s absolutely the price. Our 4 bed detached with driveway for 3 cars and brand new kitchen and bathrooms was recently valued at £395k

This. You can get a detached property with a double garage and parking for that sort of price…

Inyournewdress · 01/07/2025 23:58

BIossomtoes · 01/07/2025 23:45

Yes, it’s on the mainline. It’s also highly undesirable. There’s a reason house prices there are so low, despite it being on the mainline. Presumably you’ve only passed through.

Can you explain why it’s so undesirable?

Dora33 · 01/07/2025 23:58

The kitchen would put me off as it is unusual and the long run of units gives the impression of a long galley style kitchen but with the units in the middle of the room. So I would value the house as lower to take into account redoing the kitchen with rearranging the units to be against the walls.

Inyournewdress · 01/07/2025 23:57

BIossomtoes · 01/07/2025 15:53

It’s Grantham and overpriced is the answer. There’s nothing in the town which is described as “Everything you need and nothing you want”. I know someone who lives there purely because houses are cheap.

The kitchen is dreadful, it’s all island and no storage space. Most people would factor in the cost of redoing that which would take the price to well over £400k. It simply isn’t worth the money.

I’m interested in this because ok, Grantham may not be great, but lots of places are not great and if they are within an hour of London on a comparatively pleasant train line, that doesn’t seem to hold them back.

i just don’t get the situation with Grantham because it has good properties, good primaries and grammar schools, a commutable to London (or many other cities) location, beautiful countryside around, some nice architecture in the centre. Now surely that should be enough to attract people to the area and once there, well…a town is partly what people make it. Businesses can be opened.

Or am I missing something? I haven’t been there for many years but grew up not far away.

UpMyself · 01/07/2025 23:56

Is Grantham not on the mainline to Kings Cross??
Because I've been down to Kings Cross from there many a time!
