I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I know Grantham well as I have family near by. This seems incredibly expensive for the area, especially as it’s a terrace, The kitchen and dining area look nice but the bedrooms and downstairs loo/bathroom look quite plain & dated.

I had no idea that there was a MN rule requiring threads to be a back and forth between the poster and the OP.
Talking amongst ourselves!
It's almost as if this were a chat forum

one thing the OP has got right...
I won’t be returning to the post - mainly because I know a huge number of people can’t be bothered to read updates so there’s really no point.

4 pages later and people are now talking to themselves

Yet you return.

According to the description the kitchen is 3.17m wide from curiosity I've just measured mine and it is 3.20m wide. I have standard size units on both sides. The 'end' has two standard width single doors (i.e. a double width base unit on each side with single door access) an integrated dishwasher and a 30cm wide narrow cupboard. so a traditional layout wouldn't be a cramped galley with very little space between the units but the current strange layout definitely gives that impression.

Okay, if you could get 6 to 8 cabinets up on the wall that’d solve it for me and I’d be happy as a buyer to do that potentially

The only sensible thing to do is drop the price to reflect roughly what it would cost to refit it.

That wouldn’t work. Anyone offering on it will want the cost of refitting off the asking price. They won’t accept that the asking price takes that into account.

I do think the kitchen needs addressing. I’m not sure how though. For me it’s not so much about how it looks, it’s more about practicality. I’m fit and well and I don’t want to have to crouch down or bend over all the time to get and put away all my kitchen things. That’s what I see. And how accessible are all those low cupboards/ drawers to young children? I’d also get the estate agent to redo the photos or change agents

FlourSugarButter · 02/07/2025 17:24

It's a well presented house overall but there are a few things that are perhaps deterring viewings.

While it's a large house in terms of square footage, it has a narrow footprint. The photos/video seem to highlight the narrowness. You really need some better photos.

It spans four floors including the basement and the loft. It might deter people with small children as well as elderly couples. So your potential market is smaller.

The kitchen might be in a good condition but the layout is not very functional and despite having a large footprint it gives the impression that there is not much storage. Ideally, a galley kitchen type layout with a peninsula at one end would be better than a long island as it would provide more storage and functionality (e.g. the fridge freezer closer to the cooking area). I would also expect a separate utility in a house of this size. I understand you will not install a new kitchen now, but people who are viewing the listing online are calculating the cost of one.

So really what you have under your control is the price. I know you said it's priced well given the area, square footage, and condition etc. but when you have not had any viewings at all then you have to revisit the price. A property's worth is not measured by how much you want, or even what your estate agents think you'll get- it's ultimately how much a buyer is willing to pay. And the buyers are telling you that you need to lower the price.

I hope you sell the house soon.

Superhansrantowindsor · 02/07/2025 16:22

Positives - lots of kerb appeal from the front.
garden is long and quite big
sash windows and log burner add character
great lounge/diner which makes for a large space for family and parties.
looks well maintained.

negatives - colour scheme is quite niche but that can be easily removed
busy road
the kitchen.

The problem is that kitchens cost a lot of money but they are often the heart of a home. People will put up with a kitchen that is functional even if it is not their taste but your kitchen doesn’t look functional. I just can’t imagine how I could prepare a meal properly whilst having people in the room, kids running around and playing etc. Replacing the kitchen to sell the house is madness so I think you need to drop the price.

Doingtheboxerbeat · 02/07/2025 16:01

I absolutely love it, the size and the colour scheme is 🤌🩷.

allamberedover · 02/07/2025 15:58

I had a think about how the kitchen could be improved and I wondered if you could get (cheaply of course) some sort of cupboard that fits alongside one of the empty walls in the kitchen, which would balance out the corridor effect it has. Also I would remove the jars/containers off the shelf and maybe just put a couple of cookery books (charity shop) and maybe a a wooden cutting board stood upright, and a smallish vase with flowers, just so it looks a bit more homely but stylish.
Such a helpful. Post. From. Twilight.
Thought I'd tag the OP @Onwayto50

Movinginthesunlight · 02/07/2025 15:23

I have also seen that the OP isnt returning, but thought I would add my two pence anyway. As many people have said that is widely overpriced for Grantham. Whilst it does have kerb appeal, it is a busy road that has a constant stream of traffic.

Bollihobs · 02/07/2025 15:08

Onwayto50 · 01/07/2025 18:50

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

😂 Ah OP I'm sure you've realised since writing this that if potential buyers have the same reaction as so many here, ie " hate the kitchen" that of course that is relevant and important - no of course you're not going to change it but the kitchen is one of, if not the most important room for most people and even you describe yours as a "Marmite" design......

To add my opinion I'd put photo 2 at the end with other garden picture, to have a, fairly bad, photo of the garden as photo no.2 is just wrong even if the garden is amazing - which obvs it isn't.

I’d also try and replicate (as far as you can) the previous sellers picture of the kitchen with the way they did it with placemats and 4 stools rather than 3 (borrow some for the pictures if you need to). I think the en-suite picture needs to be added to the pictures and I agree with others that said sometimes less is more when it comes to photos, and I would make the living room/dining room the second photo. Also think you need to do some paring down of personal belongings (even if just for the photos).

FiendsandFairies · 02/07/2025 14:19

BunnyLake · 02/07/2025 12:53

I think saying the kitchen is a problem is a constructive critique. If the kitchen can’t be changed then I would at least add some things around it to make it look less science laboratory. (sorry).

That’s a really good idea. Seeing the kitchen properly in the video really illustrates how strange it looks (although very well made), so I would add a couple of large plants or similar sized decoration in a couple of corners.

@Onwayto50the living room/dining room area clearly shows you have really good taste, but that also needs to translate to the bedrooms. You just need to ‘dress’ them better and make them more colour coordinated - you don’t have to spend a lot of money.

Similarly with the garden - I think it just needs a couple of lush pot plants placed over some of the brown areas in the grass to make it look more interesting, as at the moment it looks a bit uncared for.

Overall though I think it’s a nice space, so the lack of interest must ultimately be the price, so I’m unclear why two EAs both valued it at that price.

DayOfSummer · 02/07/2025 14:19

The photos are really stretched, the kitchen is a very unusual layout but the stretched photo is really not doing it any favours. This wouldn’t be enough to put me off viewing through if the price was right, so that’s more likely the issue. The rest of the house is beautiful.

FiendsandFairies · 02/07/2025 09:48

These (and @Zov) long “smug but helpful” responses are even worse the the outright rude ones - it’s like a gleeful take-down!

To reiterate, I think your house is gorgeous downstairs but the garden and bedrooms need work, just in a styling way though rather than expensive make-over.

I think getting new photos down and reducing the price a bit are also crucial.

I actually received some really good advice from Mumsnet last year when a property I was selling didn’t have much interest, and I ended up having new photos taken with me supervising the photographer. Interest went right up and we had an offer soon afterwards, actually from someone who’d disregarded it previously, based on the original photos.

I did have to sift through some horrid responses to get to the good advice though - some people picked up on a minor unrelated aspect and just piled on!

Disagree that @Zov was being ‘smug but helpful’ I actually thought she was being sensitive to the OP whilst explaining it without being overly critical! I do feel sometimes the responders can’t win as if they are blunt they are rude, if they aren’t blunt and are trying to tread carefully they are smug!

LeavesTrees · 02/07/2025 13:56

I hadn’t watched the video when I commented that the garden looks claustrophobic. But after watching the video, the garden really looks like both sides are almost folding into it and is even more claustrophobic, and although the rooms seem a fair size, the hallways/corridor and stairs made me feel like I couldn’t breathe, I also had the same feeling with the basement room and attic. Everything feels too narrow and like I would feel trapped in it.

allamberedover · 02/07/2025 13:55

@CautiousLurker01 thank you so much for explaining that !

IleftmybaginNewportPagnell · 02/07/2025 13:13

to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.

@Onwayto50
What the door on the right of photo with a stairgate on? The one the agent walked through to get into the room? That's what I meant - looks like the photo is stretched to make the room (and doorway) look wide therefore the door looked like it didn't fit as is normal size!

BTW I was so distracted by the xylophone playing on the video 😂

But to answer the original question - am I missing something? The kitchen. If a lot of people have said that, then it's likely a very niche style! Also I mentioned before I took one look at the garden photos and thought "money, time and hassle". I mean - you asked, we took the time... good luck anyway.

Caroparo52 · 02/07/2025 12:55

What price did the estate agent advise you to put it on for? Lots of properties my way reduced recently as no buyers. Apparantly house prices fell last month. Only local professional can advise you

My understanding on 'converted' basement, is that they can ONLY be used as a bedroom if they meet strict fire regulations in terms of materials used (fire doors, intumuscent paint, insulating materials, air gaps fire could travel through), and most of all, direct access to a suitable outdoor space - all this to say that without that, it couldn't be classed or used as a bedroom.

Aside from that, if I was buying it, I'd really want to dig into whether it had just been tanked / replastered or also had studded HDPE membranes and a permanent pump connected to a drain fitted to ensure 100% that damp wouldn't reoccur.
