Housing association saying I’m unreasonable I don’t think I am !!!

The HA need to do planned repair/upgrade work. The appt slots are 830-1230 or 130-530.
I asked them to book mine around school runs but twice they’ve turned up when I’m out ? Now saying that if they are ‘refused entry’ a third time it will lead to further action???

Surely they have to be fair about this and come at a time that works for everyone

OP posts:
Meadowfinch · 26/01/2025 05:56

That's the same regardless of if you own or rent. Boiler service, chimney sweep, plumber, dishwasher repair, all 4 hour slots.

Pair up with another mum, ask for things to be done in the school holidays or take the day off.

WiddlinDiddlin · 26/01/2025 05:45

Weigh up the odds here..

Risk eviction (unlikely but lots and lots of stress and aggro from the HA whilst you argue the toss)...

Risk some hard stares and a stroppy letter from school for keeping them off for one day, unauthorised.

Somewhere to live vs mildly annoyed school.

I know which I'd pick!

BlueFlowers5 · 26/01/2025 05:23

You might want to try your local MP? You have to be able to ake your children to and from school? Surely if it's a long program of works they would have to accommodate working people by arranging to come after 5pm?

HAunreasonable · 24/01/2025 08:36

I dont understand why they can’t use a key ? If for example it’s an afternoon slot and they turn up at 2pm and the job takes a while I have to leave for school run at 230 ? What will they do say they can’t continue and leave when I do ? Surely not so why can’t I leave a key !!!

To protect themselves from accusations of theft etc.

They never have availability I’ve asked

Why not give them days and times you can do and ask them to reschedule. This way you have evidence of trying to reach a mutually acceptable time. It must be in writing. Word of mouth means nothing and can not be proven.

My mum is a cancer nurse and she had to take a day off work to get her boiler repaired in the house that she owns. Exactly as she would have done if she was a HA tenant. I don't see what the big deal is. You want a repair, you take a day off like everyone else.

Exactly. ONE day not several visits to complete one job

Leftinthewings · 26/01/2025 00:04

OP, do you have the details of your Neighbourhood Housing Officer? While they usually don’t deal with repairs as such you can make them aware that you’ve got a disabled child in the house and ask them to make sure that’s noted on your records and taken into account for appointments. They also might be able to help you if you tell than that repairs haven’t been able to make reasonable adjustments. The new rules that Housing Associations are regulated by ‘Consumer Standards’ are very clear about recognising diverse customer needs. Good luck.

Seems the worship for NHS workers on here has a caveat

When was the last time you were threatened with eviction because a contractor didnt turn up.

Hahahaha are you serious? EVERYONE has to take time off work for a repair? Not just HA tenants.

You've got a right old bee in your bonnet.

We had a paramedic on our estate who couldnt cope with the HA incompetence and being expected to take time off work.

So im going to throw it out there Are there any NHS workers living in an HA property reading this thread who have experienced what we are discussing here?

Craycraycatbaby · 25/01/2025 23:51

It depends on the job. If it's a small repair that might only take 10 minutes then there can be a lot more flexibility than a 4 hour repair.
The point is, the OP has missed two appointments. If she had communicated at the start, it probably wouldn't have come to the HA threatening to take further action, which they would only take if its deemed a necessary repair i.e compliance or something causing damage to the property.

JenniferBooth · 25/01/2025 23:50

Are we all being punished for the way that the operatives are treated by some

Has anyone else noticed we arent allowed to tar all HA operatives by the same brush but that the same courtesy doesnt extend to tenants?!

JenniferBooth · 25/01/2025 23:44

Maverickess · 25/01/2025 23:35

So it is a case of do as you're told or else then, why make it so damned difficult for people who have jobs (that pay the rent btw!) and commitments like getting kids to school, and when they offer solutions that would work for the tenant and get the job done, refuse to even try and work with them for a solution?
Are we all being punished for the way that the operatives are treated by some? There's a difference between not being able to make an appointment you're given without any input from you as the tenant, because you've got a job or another commitment and abusing an operative or being deliberately obstructive' and just refusing point blank.
I'm well aware as a service worker how people can behave, it's disgusting sometimes, but I've never done that and all I'm asking for is cooperation so I can have the checks so and keep my job.
It's a ridiculously heavy handed way to do things and strikes me as punishing people because of a stereotype rather than because they deserve it.

It's clearly an EICR she's having which take 4 hours. She's been given two four hour time slots, a morning and an afternoon. They can't provide a smaller time slot. The operative attending will be a specific operative who does eicr checks so he can't just hang around and wait for her, as he'll be late to his next appointment.

I work for a housing association and you WILL be taken to court for failing to provide access to your property. An adult must be present for the duration of the repair for safety of the operatives. They get accused very often of theft even when the tenants are at home! It's absolutely disgusting the way operatives get treated.

And all you saying "just stick a note on the door and say you'll be back at 9.15".. you do realise the ops have a diary full of work for the day? You'd be the first to complain if they ended up missing your appointment because they were sat in their van waiting for someone to get home 🤷🏼‍♀️

Is It? Our HA gives 4 to 5 hour time slots for everything, All the time And others here have said the same.

The fact that they're threatening further action tells me that this repair is compliance related and not because her kitchen drawer handle is wobbly.

JenniferBooth · 25/01/2025 23:06

And maybe just maybe stop allocating so many homes to druggies and criminals if you are that fucking worried. HAs didnt have to go along with the residulisation that came along in 2010 Thems the breaks when you do! Its not us other tenants who choose our neighbours although the police seem to be under that misapprehension as well.

What about the Peabody Operative who was caught going through a tenants knicker drawer. I suppose she should put up and shut up because shes a. female and b. a SH tenant

If it is so important they need to use their common sense and provide a smaller window for the appointment. A school run is not a frivolous reason for not being at home.

OneBrightAmberDuck · 25/01/2025 22:44

I worked for a large HA in the south east and arranged repairs. They had the same slots and whilst we couldn’t give a more specific time, if you said the school run times, we would put it on the engineer’s notes and they had some autonomy to schedule jobs around the times

Deeperthantheocean · 25/01/2025 22:22

Like with any sort of house stuff work, you can state the times you're available but the team has a schedule.

If it's done by the Council the emailing a to be passed on to b takes time and because they're paid by them and not you personally they will log not available and move on to next job.

It's sod law they will turn up between a timeframe when you're doing drop off. Only thing you can do really is leave note in window saying you will be back in ..... minutes and have a mug of tea and bacon sarnie ready? Xx

Chattyham · 25/01/2025 21:24

Well surely 8:30-12:30 will be ok and if they get there before you’re back from school run leave a note to say you’ll be back in the next 10 minutes or whatever and could they please wait. Surely this isn’t that hard, people organise these thing around work, school runs and other things.

PaintedPottery · 25/01/2025 20:53

until recently I lived in an HA property and would have to do school run, they’d just make a note of it so the operatives were aware. It wasn’t a problem.

Bernardo1 · 25/01/2025 20:48

I guess it depends on the H.A.
Those tenant's I know, mostly are with Peabody. My understanding is they are accomodating and efficient, but maybe they're lucky.

My closest pal, has this well sorted. Her estate manager is very good, but doesn't have ultimate clout and power. But she knows his manager and the one above, has their mobiles.
'She'll say "David can't get this done, not his fault." One case, involving a lift, she copied in local councilors and M.P.. both same party as the Council, so the s**t hit the fan. Local or National newspapers can also have similar effect, if interested enough.
