Housing association saying I’m unreasonable I don’t think I am !!!

The HA need to do planned repair/upgrade work. The appt slots are 830-1230 or 130-530.
I asked them to book mine around school runs but twice they’ve turned up when I’m out ? Now saying that if they are ‘refused entry’ a third time it will lead to further action???

Surely they have to be fair about this and come at a time that works for everyone

Ask for the afternoon slot. Tell the school your kid has a dental appointment and pick them up from school at lunchtime.

You’re having something repaired in your home for free.

people who have mortgages and have to pay for their own repairs will be given times slots just like this too and have to deal with it.

you don’t deserve special treatment over anyone else.

And you took time from your busy day to write this helpful post. Bless.

The HA need to do planned repair/upgrade work

OP said this in her 1st post, the way she is speaking makes me believe it’s the EIRC, as that is planned and repairs where required.

Hopefully tho the HA will reply with a solution that both parties will be happy with.

if the latest slot starts at half one then why can’t you let them in at half one and nip out when they’re there to go and collect your children? Do you have to be there for the whole time?

That assumes they will be there at 1.30. They can turn up any time in that slot. So they could turn up just after she has left to get them from school.

Discodance1988 · 24/01/2025 10:15

You are being unreasonable I'm afraid, I live in HA house as well and they are the time slots we are given too. Either make sure someone can pick up/drop off your DC or keep them off school for that day if it's a massive issue for you.

Further action will be forced entry on which you will be charged for the locksmith and the new locks, plus a fine on top of that. It could (rarely) go as far as eviction. So even though you say these works aren't necessary they will be compulsory for the HA so your just going to have to find a way to sort it out I'm afraid.

The OP says she doesn't need this work doing.

I work alongside HA and Councils, I’m assuming as it’s planned work , the work required will be of a compliance nature.

Therefore its irrelevant if the OP doesn’t “need” the work done, if the work is compliance related, then as per the OP tenancy agreement which is a legally binding contract, the OP is legally required to give access, at the times stipulated.

If the HA is unable to offer different times , then the OP will have to find a way to allow access , if not she faces court action for breaching her tenancy agreement and therefore facing a fine (one HA court paperwork fee is £495) which the OP will be responsible for.

The OP has found plenty of ways to allow access, they've just refused them all. They could wait 10 mins, use the key she's offered them, come during half term week...

MadCatHag · 24/01/2025 10:12

I know people who'd give their right arm for a housing association place so if I were you I'd suck it up and count your blessings.

Does the school have a breakfast club? Then you can get back in time for the morning slot maybe

What are so many people asking questions that OP has already answered and made clear that breakfast club/elderly neighbour/child carer aren't options?

the further action is forced entry..i was threatened with this also after them repeatedly turning up at 9.05 am whilst i was on school run

Which is pretty daft when the OP has offered to leave them a key.

That would be ideal for OP to be honest, she's happy for them to do it when she's not there and she'd likely be back by the time the locksmith got it open anyway.

My friend had something similar with her council property. They wanted to come and do a boiler and gas check, but she was out both times they came. They wrote to her saying if she wasn’t there to let them in the next time, they would get an emergency locksmith to gain entry to the property, and she would be fully liable for the charges.

Would be a bit silly for them to do this when the OPs offered to leave them a key though, wouldn't it? Can't see that one standing up in court!

And that's fine if it's something that can be isolated.

Even if a job isn't able to wait and knocks appointments back by an hour or so with a normal contractor there is the option to reschedule if that means you'll no longer be available. I've never had a time slot like 8am-2pm given for anything other than deliveries.

ImNotAsThinkAsYouDrunkIAm · 24/01/2025 10:00

Thinking about it, I would put a note on the door on the day saying you'll be back in 10, or whatever. It's likely a communication issue between the HA and the tradesperson. The HA probably hasn't bothered to tell them your request because 'they don't do that' so they're turning up and you're not there. They won't hang around in the off chance you come back just in case but might if there was a note on the door.

Because they might come later and they will not let you leave them alone in your home because of accusations of theft etc

When we had a radiator issue that took longer than expected he came back the next day to finish it. I much prefer that to having a vague 6 hour slot.

I had to take a days leave when my combo-boiler was replaced some years ago. Admittedly, it was a long job and I did ask if I could let them in, go do my shift leaving them to it but they HA said for security I had to be on the premises.

BOREDOMBOREDOM · 24/01/2025 09:51

Serencwtch · 24/01/2025 09:36

You probably need to move to private rented. Look for a landlord who has a smaller number of properties & they will most likely let you book repairs, checks etc directly with the engineer/company so you can get more flexibility.

I would personally pay for childcare (child minder/breakfast club etc) as HA is massively cheaper than private rented where I am but If you genuinely don't have access to any of those in your area then private rented where rent is higher but landlord can be flexible might suit you better

Terrible advice wtf private rent is twice HA rent three times as much in some cases. Certainly my mother's HA house if it was private on right move the rent would be 3x as much. Why would she move house and pay more rent just because of one days repair.
My only advice is take the children to school late that day. Chances are they will come early and the kids will only miss one hour of school

So if the plumber encountered a problem on your job that meant they had to stay longer you'd be happy if he cut it short to get to the next job? This is why plumbers etc give a window of time. You don't know what you're dealing with until you start the job.
