House still on market over 2 years later

Hi our house has been up for sale for 2 years and 3 months. We had lots of viewings, no offers. My husband then reduced the price this year, more viewings and still no offers.
My name isn’t on the mortgage and deeds due to my bad credit rating.

mortgage in principle ran out ages ago so we don’t know how much my husband would be able to get a mortgage for and how much a month it would be. We have equity in this house. 22 year mortgage with 14 years left.

I’ve made different suggestions to my husband such as listing it as a 4 bed rather than a five with the bedrooms not been big. I’ve suggested decluttering to see if that helps. I’ve suggested going with a different estate agent and lowering the price. Then today I’ve tried to talk to him about it. Mentioned lowering the price and he just dismissed it.

im fed up of it all now and it’s not fair on our children. I’m now at a lost as what to do

Most of the rooms are a white colour. The garden is bigger than most of the other gardens on this street

Just because your DH's name is the one on the mortgage doesn't mean you don't get an equal say in all this! You are married and this is your family home, you have equal ownership.

Photos definitely need redoing after a declutter but it isn't so bad that I can see it putting everyone off so I think it must be the price.

Hungrycaterpillarsmummy · 07/10/2024 16:34

No, you're utility room/toilet is a mess. Bottles everywhere

Ginmonkeyagain · 07/10/2024 16:34

Seems like a fairly normal and nice house to me. Yes it is a little cluttered but not worryingly so.

MabelMaybe · 07/10/2024 16:34

For me, I'd say work on the conservatory. Children's bedrooms will look at bit cluttered but the conservatory just looks a random mismash. It could be dressed nicely as an additional adult sitting room

RedPandaFluff · 07/10/2024 16:34

You mentioned improvements that need doing, @lonelysadfedup - what are these? Maybe people are being put off by whatever needs doing?

No33 · 07/10/2024 16:33

I think it looks a lovely home, it's just not being shown well.

Dress the rooms, so they have a purpose. All bedrooms as bedrooms etc.

Doggymummar · 07/10/2024 16:33

Why does your husband get the say about everything? Are you divorcing?

patchworkbear · 07/10/2024 16:33

Too cluttered and looks really messy. It wouldn't put me off viewing but after being listed for 2 years and not selling, I'd think there was something seriously wrong with the house so I wouldn't offer. Doesn't sound like your husband wants to move (plus he sounds like a controlling arse).

Hungrycaterpillarsmummy · 07/10/2024 16:33

Why aren't you pushing to have more to deal with it? It's your house too. It's half your money/equity.
Start getting involved

lonelysadfedup · 07/10/2024 16:30

I believe that the estate agents have suggested it and my husband said no. I didn’t even know it had been reduced earlier this year until it was mentioned during a viewing

Op how involved are you in the selling of your home? Could it be that the estate agents are giving advice that your h is refusing to take?

lonelysadfedup · 07/10/2024 16:32

Hi no smells, the house is clean. In terms of clutter it’s more the conservatory is full of toys.

It’s a nice house OP. The main problem is the downstairs space is very small for the number of bedrooms. Buyers would want to extend at the back to make a big kitchen family room and redo some of the dated interior. That cuts into what they can pay.

Have you used Rightmove to work out the average £ per square foot of your road? Is yours in line with it?

Hungrycaterpillarsmummy · 07/10/2024 16:31

It is very very cluttered. So you have no storage? That puts people off.

Octavia64 · 07/10/2024 16:31

Photos are not good.

Third photo is of a toilet and a washing machine with lots of clutter around it.

It's obviously a family house which is fine but the photos could be a lot better.

lonelysadfedup · 07/10/2024 16:30

I think it needs declutterred .
it looks small for a large house .
the garden and utility especially and I’d paint a neutral colour white or really light grey

neepsa · 07/10/2024 16:29

Two things stand out - the house is cluttered, and your husband does the viewings. Both would put me off.

You need a new EA ASAP. After two years, they should be advising you AT THE VERY LEAST to remove the clutter and retake the photographs.

lonelysadfedup · 07/10/2024 16:29

Wanted to move futher down in the village so my son can be nearer his friends. Want to move as i know unless I pay and sort it, improvements to the house won’t happen. We don’t need a 5 bed, 4 would be ok

What's the feedback from the viewers?

After two years I would also be fed up and take the house off the market.

Could you post a link to the house on here and we could critique it for you?

Who does the viewings, you or the EA?

I could try to. We do the viewings, well more my husband as I’m fed up of it all now

Mirabai · 07/10/2024 16:26

If you need to sell OP, change agents, reduce the price and consider going to auction if it still won’t shift.

pinkfleece · 07/10/2024 16:25

It's either in a bad state (should already be decluttered), or too expensive, or both. So you need to declutter, and if no joy after say another 3m, take off the market or drop the price.

Jc2001 · 07/10/2024 16:25

Have you had any feedback from the EA? They must have some ideas about why it might not be shifting.
