Selling my dearly loved dads house after losing him to cancer months ago.
After the stress of dealing with everything that comes from losing a loved one I have now put the house on the market but there is no money to even redecorate.

The boiler and windows have been replaced and there is loft insulation.

Is this likely to sell easily? I have no idea what to expect but it hurts my heart it sitting empty without my dear dad.

Sorry for your loss.
A big bucket of magnolia or cream paint would work singers with a bottle of bleach & a mop & bucket!
This is saying that, people will be able to see past that if they want it x

Is renting it out an option?

A mop and bucket, but best leave the painting - poorly done magnolia/white looks awful and can be a pain to remove.

When we were looking at houses this ''paint everything white'' had been done in some, but very badly {runs, sags and hairs in the paint} and it would have been such a pain to remove.

Anyone buying a house like this will be able to see the issues and white paint won't make a jot of difference.

DeCaray · 18/09/2024 09:50

Even when houses have been recently refurbished with new bathrooms and kitchens you will still get buyers who rip them out and out their own ones in!

Your dads house is better because someone can gut it and make it exactly how they want it.

Oh crikey! a Semi! @WednesdayBeetlejuice DEFINITELY get this pic retaken so it's obvious that it is a semi from the picture.

I didn't look at the description.

Edited

I didn't read it either - I looked on street view to get a feel for it.

It's set back from the main bit of road with a separate "roadway" and green bit.
Too which is nice (but might impact parking)

It’s got great potential, I’m sure someone will love it and make their treasured home.

So sorry for your loss, take care as you go through this process. I found letting go of my parents things quite difficult.

SoupDragon · 18/09/2024 09:37

I thought it was a terrace too - it's semi detached.

although it does say this in the description, I'd be tempted to get the first photo retaken to make this clear. I'd trim down the weeds before doing this too.

Hoppinggreen · 18/09/2024 09:43

I am sorry for your loss and hope the hosue sells quickly and easily for you.
Unfortunately due to a proviso in my Mums will we can't sell her house and its very hard knowing its there with all her things in and her beloved garden deteriorating. Once we can sell it it will feel more as if we can move on but it could be some time yet

pepperaunt · 18/09/2024 09:41

My DSibs and I had the same dilemma when our DDad died. We decided that it would be best for us to sell quickly (other than updating dangerous wiring) rather than one of us having to check on the empty house. We’ve never regretted that decision (5 years now), and are so happy that a young family is enjoying the house where we grew up. We also decided to accept an early offer rather than hold out for more. I think it helped us all
move on

TheYearOfSmallThings · 18/09/2024 09:41

It will sell because it is potentially a lovely home, but I am not sure about the price. It looks high compared to previous sales of more liveable houses on the same street?

However I don't know the area, it may be that prices are rising rapidly there.

Button28384738 · 18/09/2024 09:40

Sorry for your loss

It's a nice house, obviously needs work but if the price is right it should sell

Viviennemary · 18/09/2024 09:37

DilemmaDelilah · 18/09/2024 07:40

I do think it would sell more easily if it had a really good clean, and that any dirty or stained carpets should be removed if the floors are OK underneath. Most people (not all) can look past the current decor and everyone will want to redecorate to their taste anyway, but dirt (and possibly smells?) are much less easy to ignore.

It has a lovely big back garden - if you are able to keep that mown it is a good selling point. If you can keep the front garden under control that will help as well - kerb appeal really is a thing!

This is a really difficult time for you - I hope that the house sells quickly and well.

I agree. It's a really nice house from the outside but the inside needs a bit of attention to make it more appealing to buyers. First time buyers can be a bit clueless and can't see past decor. I think some painting would be an idea if it doesn't sell quickly or get viewers.

oakleaffy · 18/09/2024 09:32

Yup, my initial thought on seeing the outside pic was ''That's a nice house''- End of terrace, too. With its original windows reinstated it will look gorgeous.

Love the half moon light above the front door.
This house has bags of potential.

I’m sorry for your loss x

yes I’d buy it- it’s a beautiful house with good bones and I like to do up houses x

WednesdayBeetlejuice · 18/09/2024 06:03

Thank you. It just feels like the last thing to sort now and then my dad can be happy wherever he is.
I hate being in the house knowing he will never get to be in it ever again.

I suppose this is the final part of me hopefully being able to move on. I want to celebrate the life he had and the memories together but all I feel at the moment is sadness that he is not here.

Bless you, OP.
I'm sure it will sell- someone will move in and completely redo it.
Sorry for your loss.

My neighbours {Lovely} died a few years apart, and their house hadn't been decorated inside since probably 1960's- it was like a time warp.

It was sold and the new buyers renovated everything.
Stripped the floors, took off polystyrene tiles put back the original fittings, looks fabulous !
They were pleased to know that the old neighbours were also lovely people.

I'm sure your Dad's house will be loved, and I'm sure he is Happy {Our Dad also is no longer here - also cancer} - Our Family house was sold and mum downsized significantly - I have the Rightmove pics somewhere as a memory - New buyers gutted the lot and made a vast new ''kitchen diner'' out of the kitchen and old sitting room.

{Mum was invited back to have a look!}

CecilyP · 18/09/2024 09:18

Don’t see why it shouldn’t sell. It looks delightful from the outside and has a lovely garden. Also has a kitchen diner which is popular and an upstairs bathroom. The house needs no more work than a house that had been well decorated in the 1980s and no longer appeals to modern tastes (including avocado bathroom suite). As long as it is structurally sound, it should be fine. Can’t say I’m very impressed by the photos, which seem to feature a lot of the same thing.

redtrain123 · 18/09/2024 09:08

I don’t know about the area, but , it will sell providing priced right. I agree with the previous poster about cleaning the kitchen floor more. It has good kerb appeal.

SoupDragon · 18/09/2024 08:58

It will sell.

i think I'd get it cleaned and have all the carpets removed so that it is a clean, blank canvas but it will sell.

it's a tough time, selling the house of a parent.

Mnetcurious · 18/09/2024 08:58

I have no idea about the area so couldn’t say whether it’s well priced for the location and condition. However people absolutely do buy properties like this for their potential. Some people like a project and the chance to start from scratch (and add value). Plenty of others will buy it to ‘flip’ and sell for a profit. If it’s not overpriced, it will sell.

corkcrewsocks · 18/09/2024 08:52

Many buyers love a project. It will definitely sell!

When we were first time buyers, we put an offer in on a house very similar to this. We offered over the asking price in a sealed bid process and still didn't get it. Turns out that there was 25 sealed bids on the property! 25!!!

Theres so much potential for the house. I'm sorry for your loss, but perhaps you can take comfort in knowing that a new buyer will bring new life into the house and enjoy living in it, hopefully as much as your dad did.

AngelinaFibres · 18/09/2024 08:52

That house has lovely ' bones' and I could see a young couple ( with a builder dad) buying it and turning it into a happy family home. My FIL had advanced dementia and was doubly incontinent by the end. His house was very dated ( 70s decor) and had carpet in the bathrooms. The bodily fluids had soaked into the concrete below over many years. The smell was really awful. The people who bought it didn't care. He had a bungalow. The people who bought it were downsizing and had the money to sort it. It's beautiful now. Don't worry . Everything sells at the right price.

Boxoo · 18/09/2024 08:47

When I had to sell my dad's house I didn't have the energy or money to decorate it. It needed totally gutting out quite frankly. Old school mid terrace. Nothing been updated for years. Old yellowed wallpaper on the walls. Years of smoking inside.
Had a few valuations and it went for about 30k less than similar sized but nicely done up houses which in my opinion is still more than it deserved. But it did sell easily. (And from looking at photos online/Google maps I wouldn't even recognise it anymore it's been so modernised)

user47 · 18/09/2024 08:39

Yes, it will sell as the price is right for the area. It is a beautiful house OP.

PatCliftonspostbag · 18/09/2024 08:38

So sorry for your loss OP.
I know the area, I'm from the next town. Looks reasonably priced so I'm sure you'll have lots of interest.
