to be annoyed by not being allowed to view a house unless my house is sold.

I found a house I potentially really like, although its very unusual so absolutely have to view it to be able to be certain. It could be a disaster.

Apparently I need to have sold my house to view it!?

Our non negotiable requirements are very unusual and do not come up regularly (c. once every 3 months). I have been looking for a long time and only viewed 3 houses which were discounted because one was riddled with damp smell, another the seller was just pretending to sell (trying to get the agri tie removed), and the other looked bigger in the pictures.

What would you do in my shoes?

YABU - Put my house on the market and sell it just so I can view this house which may be a complete non starter.

YANBU - Or just forget it and move on.

I viewed a house two years ago, put house on market that afternoon, sold to a processable buyer within 24hrs (before it hit right move) so it does happen. For a house that had been on 2 years it seems madness but it might be client stipulation. Hope you find something you love!

Doesn't really apply to the OP now but might be useful for others on the thread. Due to COVID restrictions estate agents were only allowed to do viewings with "proceed-able" clients. So for most people that means being SSTC.

As it's a sellers market at the moment (more buyers than property out there) in most areas, this may carry on after restrictions are lifted as why would you waste your vendors time getting ready for viewings were the persons not ready to proceed when you've got 5 other people who are ready to go.

We are in the same position, just after one specific house

I happened to chat to the house owner and as they had a few sales fall through they were happy for us to look at the house

We put our house on the market one day and the next day had an offer

The same thing happened with our old house, but that was nearly 20 years ago and a very different time in more than one way

Houses in our area are taking about 2 weeks to sell, so i think estate agents and vendors here are generally (certainly not always) happy to show the house

Well the hunt continues :) Up late searching and searching. Found a few more abandoned from months back. I swear Rightmove must hide them after a while as I have looked a million times and not seen some of these.

The market is moving so fast at the moment that most EAs are only letting you view if you are at least on the market.

Ours was a week from viewings to accepting an offer.

Sorry, you are brainwashed into believing this, there are companies now that will buy your house for cash within a few weeks giving you the same clout as a cash buyer, I am in the same position and am not allowed to view as I am not on the market yet, stupid system created by estate agents who are worried thier days of robbing people are GOING😀__

There are companies that will buy your house cash, can be agreed in days, if a bargain comes along, no reason not to see it and advance

Wrong attitude, if someone likes it enough, there are many companies that will buy a house for cash, within weeks, making most potential interested parties in a better position

It is quite a story actually 🤣

We had sold our house for 6 months and were about to lose our buyer. A probate house which had never been on the market before popped on. Had previously been built by the family and passed down many generations. So whilst it had a lot of updating to do (ie. no central heating), everything was original and it had been really well cared for and a lot of pride gone into it. High quality of materials and construction etc. The first house with no bodge jobs I have ever encountered.

So we put in an offer. Three other parties were 20k above us but we offered subject to no survey. And we won. 🥳

The week of exchange we found out I was unexpectedly pregnant!

So we moved between me throwing up (awful morning sickness), and then lived in the garage (it is a very nice and large garage with a glazed roof and underfloor heating) whilst we renovated the main house.

Our little one was born safe and sound. Wee thing lived in the garage with us for an age. We moved in to the main house just in time to put LO in their big cot.

Now we are literally in the process of converting the garage into day living & kitchen. So big upheaval in progress atm. Then the house will be done and we can look at the garden.

So it’s been a lot but I love it. Every room is double aspect windows with access to a courtyard style garden. Every room has a fire and chimney. It’s tall ceilings, giant windows, an eclectic mix of the best of every era. Most importantly it has good vibes. It’s a happy family house and we felt that from the moment we walked through the door. We are very lucky. 😊

We were doing the same except they let us view . We listed our house straight away and it's going through now .

It's such a pain but we were only moving because we wanted to and no other reason .

I think asking you to have sold your house is off but your house definitely should be on the market ( unless you already have the cash some other way) otherwise it's a massive waste of the vendors time.
