To hate it when estate agents do this?

When you open a property listing and find that they've included a boring monologue from the vendors of the property talking about what they love about the house (that they are now selling because it no longer suits them).

"We fell in love with the stone crevices and delightful wooden beams. The rear aspect is incredible and Janet and I have enjoyed many a delightful afternoon sipping wine and watching the sun go down."

Yes thank you, I think my imagination can stretch to visualising drinking a glass of Pinot in the back garden. It's incredibly patronising and always seems to be included at the expense of some useful information such as room dimensions or a floor plan.

Maybe it's just me but the things I would want to know from a vendor are stuff like what council tax band is it in and what are the neighbours like?

Re the irrelevant photographs, I've seen photos on the listing of the vendor's ornaments on a windowsill (not even in a arty way) and a picture of a painting of the house that was for sale. It was rather quaint but I'm not sure it would "sell" me the house.

I think I maybe spend too much time on Rightmove...

At least Foxtons seem to have reined in their "arty" (ie wonky) shots of random things in a house, none of which would have any bearing on whether you would want to view or buy the property

We just sold ours with cubitt and West and we did not write the "what the sellers say" bit. They wrote it and never even asked us to write it but what they wrote was better than what we would have come up with anyway and we sold our property with 3 viewings in 3 days and they definitely made ours seem more "upper class" than other properties that sold around us with different agents around the same time (identical to ours except decoration etc) and we sold ours for £15k more (when the property is only up for £165k that is a huge difference) so that poncy bit must make a positive difference I say!!

I think we should all write honest descriptions of our homes...

The Squiffanys have spent many happy years in this house.
Mr Squiffany calculates that he has watched at least 450 episodes of CSI in the warm and wecloming Family room, while the impressive kitchen-diner has been the scene of no less than 3 chip pan fires.
"We love it here" says Mrs S " but we have to move as Mr S won't get off his arse to cut the immaculate lawn and it's costing us a fortune paying a gardener"

"This is the kitchen'
'Does it have a dishwasher?'
'Not sure'
'Is it furnished?'
'Not sure'

Good job I was in that first time really.

I hate it when ads have photos of plain empty corridors. Why would anyone want to see that?

I also hate the “arty” close up of vase/ glass/ door handle (boring 90’s ugly handle not ornate Victorian ones Smile)

It was in an area where there were a lot of houses to choose from, all fairly low cost in Shropshire. But it did make me laugh. The gravel wasn't any more "golden" than any other.

I used to cringe when our EA described our doors and windows as "original 1960s" as though it were something people sought out. They were practically falling out.

Just about to put my house on the market so having been reading a lot of blurbs recently. Sick of hearing about the 'beautiful kitchen that you can spend hours in making your sumptuous dinner' particularly when the kitchen is tiny and looks like crap. Hmm

Arf at "clear the dog shit off the lawn" Grin We viewed somewhere where the dirty bastards people seemed surprised we would want to see the garden. I say garden, it was mostly turds Hmm

I once had the whole life story of the couple from the agent. The were a fairly unremarkable couple but the over sharing and emoting about these strangers was uncomfortable to say the least. It was also apparently good reason to pay £70k over what it was worth. It wasn't.

I once viewed a house where the agent told me that every single room got lots of natural light in the morning. The rooms at the front and back of the house faced in opposite directions so I'm not sure how she worked that out!

Lucky to be fair most estate agents I’ve encountered wouldn’t do this kind of nonsense. Obviously the florid descriptions must work for some buyers!

Would agree about only some estate agents, the one mentioned by a PP didn’t listen at all to what I wanted and kept showing me unsuitable places. The one I eventually used was a much smaller outfit and really good. Guided me through the process really well, as did the ones I sold through. Very kind, treated me as an individual and gave me flowers when I moved in with a lovely card.

Yes I know that is what we pay them for but is still a nice gesture.

I hate it when they claim that tiny, tiny box rooms are bed rooms. "And this is bedroom 3". "But there isn't even room for a crib. How can you call it a bedroom?" ......... "Well, you can use it as a study". .... "Who has that small a desk? We told you we need at least three bedrooms. Why are you showing us a house with only two bedrooms?".....And then they acted like we were unreasonable and wasting their time, when actually they were wasting our time. It happened a couple of times.

I’m an estate agent. (Please don’t hold it against me Smile). If I ever wrote that kind of crap it would be time to wheel me off to the retirement home.

We viewed a house in Slough where the estate agent did the viewing whilst the vendor slumped on the sofa watching Jeremy Kyle. The agent carried on as though she wasn’t there. We felt really intrusive and got out quick as we could.

Also looked at a couple of houses where I took my shoes off in politeness and instantly regretted it when I saw the state of the carpets!
