Concrete gutters

I recently posted on here about damp in my stone cottage terrace ( don't know how to post links ?) and got great advice re venting and getting vents , roof checked etc.... When I got someone to give me a quote re vents he said he thinks the problem is not internal condensation as other professionals have said but concrete gutters that are porous and leaking therefore causing bedroom wall to be wet ...
I am clueless!
Does this sound as if it could be the case ?
Everyone says different things but this is a first
Don't want to be gullible and hand over money only to find that it is not the root cause !!!
Please talk to me about concrete gutters and solutions !!!!!!!

If your gutters are leaking you should be able to see (especially on days like today when it's raining!)

How old is the house? I seem to think some concrete gutters might Contain asbestos (don't quote me on this). I think you can also get concrete gutters lined, rather than replaced, as it can be quite a big job- they can go a fair way back under the roof.

Thanks oliviab.... The workman who said he thinks the concrete gutters are causing damp on inside bedroom wall suggested lining them.... Think he said felt .........?.

Felt? Interesting!! You'd be better with an aluminium liner or lead if you can stretch to it. I wouldn't say felt would be up to the job long term.

lead will be expensive, we had to buy some for a small roof area, 4m sq. and we were £800.. that doesn't include the labour to put it up, that's only for material and that was with a 20% discount as we knew someone who had a trade account at the builders merchant.

Oh no !!! Really don't want to spend loads on this property again ! Over recent years we have a fortune !!!!! I want the problem sorted but I wonder what the most economical option is ... Btw.... Did you have yours lined for the sane reasons as us and did it work ????

the other thing to look at would be plylene rubber liners. no idea how much they cost or how difficult they are to put up but may be worth getting a quote if you can find someone who does it.

Concrete gutters are very troublesome if the are the sort built into the wall. The joints between the lengths leak. Like parapets and coping stones, they expand and contract with the weather and push the joints apart.

But you say you have a stone cottage which sounds too old for that sort of gutter.

Do you have a trough built into the top of the wall, or do you have a half around gutter made of asbestos cement?

Walk round your district looking at other houses with similar gutters. Try to find out who the owners use to repair them, and if it worked.

Felt, sealant and waterproofing compounds will not be a good fix. Lead probably would be, or I have heard of fibreglass liners. There are a few specialist companies but it is very regional. We do not have concrete gutters round here so I have no experience.

Would agree with PJ in that concrete gutters - often called 'finlock gutters' - were more common to 20th century mass-produced housing than stone cottages.

If they do turn out to be concrete gutters, there are several options, just google 'finlock guttering' however beware this sort of firm
