Look at the amazing difference in price between these two houses on the same road

I can see that house 1 is the better house. But, really, nearly £250,000 better? What do you think?

We went back to the Hornimans last summer and my boys were most disappointed to find the music 'hands on' room closed, they were looking forward to flapping that flip flop Grin

My 14 yr old was still scared wary of the Merman exhibit though!

I wonder if they sent the manky polystyrene plinth, too?

I spent so much time in that museum when DS was little that I thought I might end up as an exhibit.

That plinky plonky noise of the flip flop hitting the plastic pipe in the music room will stay with me for evahhhhh!

But risky for EAs t state 'in catchment' - no such thing!

Prefer house 1 myself mostly because of the bigger room sizes. Canonbie Road is a funny one. Some beautiful houses and some slightly shabby looking buildings on it. Walking up the road from Honor Oak Road must be hellish. But the view is jaw dropping when you get up.

I have an important question to ask about the Horniman Museum: do they still have that huge stuffed walrus? I used to live near that bit of SE London, and want to re-imagine a bit of it from Au.

I think I could see myself living in house 1; but I couldn't in house 2. House 2 looks also as though it needs a bit more money spending on it and it doesn't have the same doorstep appeal. It also only has two bathrooms.

Don't know the area so can't really comment and certainly haven't looked at it forensically like Hearts.

I have though just renovated a house that we bought "cheap" because it was tired and I suspect that house 2 might have more profit margin if one were prepared to do some work on it than house 1 - there may also be a limit for the road/area and that would be worth looking at too.

I also think one has to be careful about agents' comments about travel and catchment too because they put what the owners tell them to and some owners are more switched on than others. I once insisted an agent put in a note about BR and tube into central London, and distance from South Ken that he didn't want to - and sold within 24 hours.

But prices are moving very fast in London so maybe the more modern one went on 2 months after the other... Making the discrepancy for size appear larger.

Mintyy, the rooms in house 2 are waaaay smaller. The floor plans being the same size when you look at then on line is misleading. For example the master bedroom in the big house is approx 265 square feet (not even including the ensuite bathroom), whereas the one in the smaller house is only about 150 square feet. That is a huge difference.

I find price comparatives are only meaningful if you talk in pounds per square foot. So House 1 is on the market at £380 per sq ft but House 2 is £470 per sq ft. Not bad for London and the state of the houses. Round here (NW) you are looking at £1000 and up and DH says Kensington is up around £1600 to £2000 per sq ft.

I prefer house 2 and house 1 is madly overpriced.

I think you pay a lot just for the privilege of being on that particular road, tbh. The view is breathtaking.

I think those prices are nuts for that area though, but I know those rds around that way can be very pricey.

Eastwick You can get good sized houses for much cheaper not that far away from those two houses. All about location I spose [read school catchments!]

It's funny how 5bedroom can mean very different sized houses. The difference I would guess is due to the size and slightly more attractive exterior (ugly rear dormer).
Our old house was 5 bed and so is this one but in terms of area we are now nearly twice as big as before. The couple we bought from 'downsized' to a small five bed.
Tbh even though I know the ridiculousness of London prices I still think both are silly money and I'm glad I live up north where I get land and a big house rather than an average semi for my money.

eastwick it's tough. We live quite nearby. It is by no means one of the more expensive areas of London, although I love living round there. We live in an (admittedly "naice") 3 bed semi. We are 2 reasonably senior lawyers earning a fair old amount between us, and therefore in a better financial position than the vast majority of Londoners. It's madness.

Kfh is ridiculous for pricing houses anyway so I wouldn't read too much into it. On a street near us they priced a house that wasn't that much bigger than ours or in that much better a location at nearly 200k more.

And on our street priced a house that was definitely worse than ours at 75k more.

It's agents like this that push up house prices to ridiculous levels!

Looking at the floor plans, the first one is much wider and longer. Better location on the road re views and school. I agree, though, it does seem like a very big difference in price.

On Street View some of that road looks quite unkempt. I'd want a tidier road for nearly a million quid. And is the London market so bonkers that the House 1 people didn't need to tidy up for the photos?

Blimey, I'm blown away by the cost of those (attractive but quite ordinary) houses. How on earth do average families manage to buy houses in London?

Not so on the school catchment actually! If anything House 2 is the safer bet for school. House 1 is much bigger and at the "better" end of that road for city views. It seems there is a huge jump in price for houses that size whereas House 2 seems more a "typical" semi size. Both are lovely though! I love that road!
